<br />TRUSTEE'S JOINT TENANCY DEED
<br />RICHARD F. HANSEN, TRUSTEE under Agreement dated February 16,
<br />1996, GRANTOR, in consideration of TWENTY -NINE THOUSAND DOLLARS
<br />($29,000.00) received from the hereafter -named GRANTEES, does
<br />hereby convey to K. C. HEHNKE and DEBORAH M. HEHNKE, Husband and
<br />Wife, GRANTEES, as joint tenants and not tenants in common, the
<br />following described real estate (as defined in Neb. Rev. Stat. 76-
<br />201) :
<br />Lot One (1), in Block Two (2), in Better Homes
<br />Subdivision, in the City of Grand Island, hall County,
<br />Nebraska; except the following described tract of laird:
<br />Beginning at the Southeast corner of said Lot One (1),
<br />Block Two (2) ; thence Northerly on an assumed azimuth of
<br />0000 00", a distance of 50.00 feet along the East line of
<br />said Lot One (1) to the Northeast corner of said Lot;
<br />thence Westerly on an azimuth of 2701 3811, a distance of
<br />2.00 feet along the North line of said Lot One (1) ;
<br />thence Southerly on an azimuth of 1800 00" , a distance of
<br />50.00 feet to a point on the South line of said Lot One
<br />(1); thence Easterly on an azimuth of 0900 38 a
<br />distance of 2.00 feet along the South line of said Lot
<br />One (1) to the point of beginning containing 100.00
<br />square feet, more or less,
<br />subject to easements and restrictions of record.
<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrance;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />any acts of the GRANTOR.
