<br />PERSONAL REPRESENTATIVE'S DEED
<br />Douglas C. Hammer, Personal Representative of the Estate of Donald Eugene
<br />Hammer, Deceased, pursuant to appointment by the County Court of Hall County,
<br />Nebraska, Case No. PR00 -154 and pursuant to the Last Will and Testament of Donald
<br />Eugene Hammer, Deceased, by virtue of the Power and authority granted and conferred
<br />upon him under said will, and in consideration of the sum of $52,500.00 to him paid by
<br />Donald A. Mulinix and Patricia J. Mulinix, Husband and Wife, receipt of which is hereby
<br />acknowledged, does hereby grant, bargain, sell, convey and confirm unto Donald A.
<br />Mulinix and Patricia J. Mulinix as joint tenants with rights of survivorship and not as
<br />tenants in common,
<br />Lot Nine (9) and the West one -half (WI/2) of lot Ten (10), Block Eight
<br />(8), in Boggs and Hill's Addition to the City of Grand Island, Hall county,
<br />Nebraska,
<br />subject to easements and restrictions of record; and also all of the estate, right, title,
<br />interest, property, possession, claim and demand whatsoever, which Donald Eugene
<br />Hammer had in his lifetime, and at the time of his decease, and which Douglas C. Hammer
<br />has, by virtue of his appointment and the said Last Will and Testament of the decedent, or
<br />otherwise, of, in, or to the above granted premises, and every part and parcel thereof, with
<br />the appurtenances.
<br />Douglas C. Hammer does covenant, promise and undertake to and with Donald A.
<br />Mulinix and Patricia J. Mulinix, their heirs and assigns, that he is lawfully the Personal
<br />Representative of the Estate, pursuant to his appointment and the Last Will and Testament
<br />of Donald Eugene Hammer, and has power to convey and has in all respects acted, in
<br />making this conveyance, in pursuance of the authority granted by the County Court of
<br />Hall County, Nebraska, and the said Last Will and Testament of the decedent; and that he
<br />has not made, done or suffered any act, matter or thing whatsoever, since he was
<br />appointed Personal Representative whereby the above granted premises or any part
<br />thereof, are, shall or may be impeached, c**ed or encumbered, in any manner
<br />whatsoever.
