Brehm and Rachel Brehm, husband <br />VI and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable consideration, <br />receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto Elias <br />n G. Garcia - Tercero and Flora Gutierrez Perez, as joint tenants with right of survivorship, and not as <br />"i tenants in common, conveys to Grantee the following described real property in Hall County, NE: <br />The Southerly Twenty Nine Feet (S29') of Lot One (1), Block Twelve (12), in West Park Addition to the City <br />of Grand Island, Hall County, Nebraska, and a tract of land abutting thereon and described as follows: <br />Beginning at the Southwest corner of said Lot One (1), Block Twelve (12), West Park Addition to the City of <br />Grand Island, Hall County Nebraska, thence running easterly on the South line of said Lot One (1) for a <br />distance of 109.25' to the southeast corner of said Lot One (1), thence running southerly on a prolongation of <br />the East line of said Lot One (1) for a distance of Thirty Feet (30'), thence running westerly parallel to the <br />southerly line of said Lot One (1), 109.25' to a point on the westerly line of such Lot One (1) if the same were <br />extended to the South; thence northerly Thirty feet (30') to the Southwest corner of said Lot One (1), such <br />tract being a part of what formerly was West 11 th Street in the City of Grand Island, Nebraska, vacated by <br />Ordinance No. 2921. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and <br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises <br />against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />
