BALDWIN AND MARY MAXINE BALDWIN, husband and wife, <br />each in his and her own right and as spouse of the other, herein o <br />called the Grantors, for and in consideration of the sum of THREE <br />HUNDRED FIFTY THOUSAND AND N01100 DOLLARS ($350,000.00) received <br />from Grantee, do hereby grant, bargain, sell, convey and confirm <br />unto WENZL CONSTRUCTION CO., INC., a Nebraska corporation, the <br />following described real estate situated in Hall County, <br />Nebraska: <br />Lots One (1), Two (2), Three (3) and Four (4) in Block <br />One (1) and Lots One (1), Two (2), Three (3), Four (4), <br />Five (5), Six (6), Seven (7) and Eight (8) in Block Two <br />(2) of Ponderosa Lake Estates Fifth Subdivision, Grand <br />Island, Hall County, Nebraska. <br />TO HAVE AND TO HOLD the premises above described, together <br />with all the tenements, hereditaments and appurtenances thereunto <br />belonging, unto the said Grantee and to Grantee's successors and <br />assigns forever. And we hereby covenant with the said Grantee <br />and with Grantee's successors and assigns, that we are lawfully <br />seized of said premises, that they are free from encumbrance <br />except easements, Subdivision Agreement with City of Grand Island <br />and restrictive covenants and conditions of record, and that we <br />have good right and lawful authority to sell the same; and we <br />hereby covenant to warrant and defend the title to said premises <br />against the lawful claims of all persons whomsoever.
