BALDWIN AND MARY MAXINE BALDWIN, husband and wife,`\:) <br />each in his and her own right and as spouse of the other, herein <br />called the Grantors, for and in consideration of the sum of ONE <br />DOLLAR ($1.00), LOVE AND AFFECTION received from Grantee, do <br />hereby grant, bargain, sell, convey and confirm unto RONALD B. <br />BALDWIN, son of Grantors, the following described real estate <br />situated in Hall County, Nebraska: <br />An undivided one -half (',i�) interest in and to Lot Nine <br />(9), Block Two (2), Ponderosa Lake Estates Fifth <br />Subdivision, Grand Island, Hall County, Nebraska. <br />TO HAVE AND TO HOLD the premises above described, together <br />with all the tenements, hereditaments and appurtenances thereunto <br />belonging, unto the said Grantee and to Grantee's heirs and <br />assigns forever. And we hereby covenant with the said Grantee <br />and with Grantee's heirs and assigns, that we are lawfully seized <br />of said premises, that they are free from encumbrance except <br />easements, Subdivision Agreement with City of Grand Island, and <br />restrictive covenants and conditions of record, and that we have <br />good right and lawful authority to sell the same; and we hereby <br />covenant t6,q-warrant and defend the title to said premises against <br />the lawful cIlaims of all persons whomsoever.
