<br />may also do any act that may be necessary'to protect the lien hereof;
<br />Mortgagor will repay on demand any monies paid`•or disbursed by Mortga-
<br />gee for any of the above purposes,.and such -monies, together with inter-
<br />est thereon,.at the rate provided in the note shall become -..so much addi-
<br />tional indebtedness hereby .secured and may be included in any decree
<br />foreclosing this Mortgage and.be paid out of the rents or proceeds of
<br />sale of the premises if not otherwise paid; Mortgagee need not inquire
<br />into the validity of any -lien, encumbrances, or claim in advancing
<br />monies as above authorized.. Nothing herein contained shall be construed
<br />as requiring Mortgagee to advance any.monies for any purpose or to.do'
<br />any act hereunder, and Mortgagee shall not incur any liability because of`
<br />anything it�may do or omit to do hereunder..
<br />9. In the event of the default by Mortgagor in the payment of any
<br />installment.as required by the note secured hereby or in the performance
<br />of •the obligations in this.Mortgage or in the note secured hereby, Mort-
<br />gagee shall be entitled to declare the debt secured hereby due and pay-
<br />able'without notice, and, without notice, either by itself or by a re-
<br />ceiver to be appointed by the court thereof and without regard to.the
<br />adequacy of any security for the indebtedness secured hereby, to enter•
<br />on and take possession of the mortgaged premises, together with all docu-
<br />ments, books,. records, papers and accounts of Mortgagor;or the then owner
<br />of the.property relating thereto and may, as agent of Mortgagor, or in
<br />its own name, operate, manage and control the property and conduct the
<br />business, if any, thereof either personally or.*by its agents, and with
<br />full power to use such measures, legal or equitable, as;in its discre-
<br />.tion, it deems proper and necessary to enforce the payment or security
<br />o,f the rents, issues and profits of the property, hereby granting full
<br />power and authority to -exercise each and every..of the rights, privileges
<br />and powers herein granted, at any time, and at all times hereafter, with—
<br />out notice to Mortgagor to'cancel any lease or.agreements subordinate to
<br />the lien hereof and to make all necessary or proper repairs. Should -.Mort-
<br />gagee incur. Iany liability, loss or damage, under any lease hereby as-
<br />signed or.under or by reason of the assignment thereof, or in the'defense
<br />of any claims or demands, the amount thereof, including costs, expenses
<br />and reasonable attorneys' fees, shall be secured hereby, and Mortgagor
<br />shall reimburse Mortgagee therefor immediately.upon demand.
<br />Mortgagee in.the exercise of the powers conferred upon it by
<br />the preceding paragraph, shall have full power to collect, receive, use
<br />and apply the rents, issues and profits of the.property,in payment of or
<br />on the account of the following, in such order.as it may determine:
<br />(a) To the payment of all operating expenses of the prop-
<br />erty, including costs of managing and leasing thereof;
<br />(b) To the payment of all taxes, insurance premiums and
<br />special. assessments now due or which may hereafter become due
<br />.on the property;
<br />(c). To the payment of all repairs, alterations, additions
<br />and improvements of the property; and,'
<br />(d) To the payment of any indebtedness secured hereby or
<br />any deficiency which may result from any foreclosure sale.
<br />The rents, issues and profits being hereby assigned to Mortgagee as fur-
<br />ther security for the payment of all indebtedness secured hereby.
<br />10. In the event any suit is begun to foreclose this Mortgage, Mort-
<br />gagee, its representatives or assigns, shall at..once be entitled to•the
<br />possession of .the premises, and on application therefor, the court in
<br />which such action shall be brought or any judge.of such court, either
<br />in term -time or vacation, is hereby authori.zed-to appoint a receiver to
<br />take possession of.the premises, on to collect the rents therefrom, and
<br />to do and perform such other acts.as may be required by order of the
<br />court making the appointment;.and Mortgagor hereby waives any notice of
<br />such application, and consents to the appointment of a receiver on the
<br />production of this Mortgage, without other evidence.
