Drawer D, Centralia, Illinois,'.62801, herein referred <br />to as "Mortgagor,",does hereby sell, mortgage and convey to COMMUNITY <br />FEDERAL SAVINGS AND LOAN ASSOCIATION, a corporation, of 8944 St.'' -Charles' <br />Rock Road,. St. Louis, Missouri, 63114, herein referred to as Mortgagee, <br />11 <br />the property, situated in the County of Hall , State of Nebraska, <br />described as follows: <br />SEE "EXHIBIT'A" ATTACHED WHICH BY REFERENCE IS b1ADE AN INTEGRAL PART HEREOF. <br />Together with appurtenances thereto belonging and all fixtures now or <br />hereafter attached thereto or used in connection with the premises herein' <br />described, and in addition thereto, all furnishings and -equipment used in <br />connection with the premises-,. which are, and shall be deemed to be,•fix- <br />tures and a part of the realty, and are a portion of the security for the. <br />indebtedness herein mentioned. <br />To have and to hold all of the said property unto Mortgagee, for- <br />ever, and for the uses herein set forth, to secure the performance of the <br />obligation contained herein, and the payment of the principal and inter- <br />est of the note executed and -delivered concurrently herewith by Mortgagor <br />to Mortgagee in the sum of SEVEN HUNDRED TWENTY NINE THOUSAND AND 00/100 . <br />bearing interest at a -rate of % pay- <br />able as follows: 10.50 <br />SIX THOUSAND EIGHT HUNDRED EIGHTY THREE AND 09/100 Dollars ($6,883::09) on the-lst day <br />of September, 1975 and a like amount on the same day of each succeeding month thereafter <br />until the note is fully paid, each of such payments to be applied first in payment of <br />interest due'on the unpaid principal, and the remainder in reduction of the principal, <br />with interest after maturity at the rate of TWELVE per cent (120) per annum. <br />Mortgagor covenants and agrees: <br />1. it will pay the indebtedness as hereinbefore provided. <br />2. It is the owner of the property in fee simple and has good right <br />and lawful authority to sell and convey the same; the same is free and. <br />clear of any lien or encumbrance; it will warrant and defend the title <br />to the premises against the claims of all persons whomsoever. <br />3. Topay immediately when due and payable all general taxes, spe- <br />cial taxes, special assessments, water charges, sewer service charges, <br />and other taxes and charges against the property, and all taxes levied on <br />the debt secured hereby, and to furnish Mortgagee, on request, with the <br />original or duplicate receipts therefor. Mortgagor agrees that there <br />shall be added to each monthly payment required hereunder or under the <br />evidence of debt secured hereby, an amount estimated by Mortgagee to be <br />sufficient to enable Mortgagor to pay, as they become due, all taxes, as- <br />sessments,�and similar charges on the premises subject thereto; any de- <br />ficiency -because of the insufficiency of such additional payment shall <br />be forthwith deposited by Mortgagor with Mortgagee on demand by Mortga- <br />gee. .Any default under this -paragraph shall be,deemed a default in pay- <br />ment of taxes, assessments, -;or similar,charges.required hereunder. <br />
