20. As additional -.security for the sums secured by
<br />.this mortgage, and the performance of Mortgagor's obligations,.
<br />covenants and agreements.herein.contained, Mortgagor hereby
<br />grants to Mortgagee, its.successor.s and assigns, a security
<br />interest in and to all personal property now owned or.'' reafter
<br />acquired by Mortgagor and used. in connection with the••maintenance
<br />and operation of the premises; including without limitation •all
<br />equipment and all inventory held for lease or use by others.
<br />Mortgagor' agrees to'execute and deliver from time to time financing
<br />statements and such other instruments as may be requested by
<br />Mortgagor to perfect, confirm and:further evidence the security
<br />interest•hereby granted. As further additional security for the
<br />sums secured by this mortgage, and the performance of Mortgagor's
<br />obligations, covenants and agreements herein contained, Mortgagor
<br />hereby grants a_security.interest in, and transfers, sets over
<br />and assigns to Mortgagee,. its successors and assigns,
<br />(a) any and all awards or payments accepted in lieu
<br />thereof,-includ.ing'interest thereon., and the right to receive•the
<br />same, which maybe made with respect to'.the premises as a result
<br />of (i) the exercise of the right of eminent domain,•'(ii) the.
<br />alteration of the grade of any street, or (iii) any other injury
<br />_to or decrease in the value of the premises, to' the.extent of all
<br />amounts -secured by this mortgage at the date ofreceiptof any
<br />such award or payment by.:Mortgagor and to the extent of reasonable
<br />counsel fees,,costs and expenses incurred by Mortgagee in connection
<br />with the enforcement of ,this assignment and right and the collection
<br />of any.such award or. payment, and
<br />(b) all rents', issues and profits of and from the pre-
<br />mises from time to time accruing,. under all leases and tenancies
<br />now existing.or hereafter created, provided, however, Mortgagor
<br />reserves the right to receive and retain all such rents, issues
<br />and profits so long as there is no default under the terms of
<br />this mortgage or the note secured hereby.
<br />Mortgagor shall execute and deliver from time to time
<br />financing statements; a conditional assignment of rents by -sep-
<br />arate instrument and such other instruments as may be requested
<br />by Mortgagee to perfect, -confirm and further evidence the se-
<br />curity interests -and assignments hereby.granted.
<br />21. Pursuant to the hereinabove described conditional
<br />assignment of rents, issues and profits of the premises, Mort
<br />gagee is hereby empowered, immediately upon and during.the con- .
<br />tinuance of any default, neglect, breach of any of the covenants
<br />:and conditions set forth in this Mortgage or the note hereby
<br />secured, to enter upon and take complete possession of and exer-
<br />cise full management and•control of and over the premises and
<br />every part thereof -and to lease all or any part thereof on such
<br />terms' and for such periods as to Mortgagee may.seem.advisab•le and
<br />to collect and receive all rents, issues and profits thereof,
<br />whether.overdue, due or to become due,, and to apply the same,
<br />after payment of all expenses incurred in managing the premises
<br />and incollecting and handling said funds, against necessary re
<br />pairs,,taxes, assessments, public charges, governmental liens and
<br />insurance premiums and then on account of any portion of the sums,
<br />hereby secured, all without first applying for a receiver.
<br />Mortgagor further covenants that immediately upon Mortgagee's
<br />request, Mortgagee shall.be entitled to the.full and complete
<br />
