<br />Chester T. Johnson and Helen D. Johnson, husband and wife, GRANTOR, in
<br />consideration of One Dollar ($1.00) and other valuable consideration, receipt of which
<br />is hereby acknowledged, convey to Jean Ann Benedict and Joyce Helen Sullivan,
<br />children of Grantor, GRANTEES, the following described real estate (as defined in Neb.
<br />Rev. Stat. 76 -201) :
<br />Lot Three (3) in Block Eighty -two (82), Wheeler and Bennett's 4th
<br />Addition to the City of Grand Island, Hall County, Nebraska, subject to a
<br />joint life estate in and to said real estate hereby reserved by Grantors
<br />herein, Chester T. Johnson and Helen D. Johnson, husband and wife.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE
<br />that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances,
<br />except roads and highways, easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
