<br />FLOYD E. MILLER, single, GRANTOR, whether one or more, in consideration of ONE �, N

<br />is hereby acknowledged, conveys to RUSSELL A. EHLERS and PAMELA L. EHLERS, husband
<br />and wife, GRANTEES, as joint tenants with right of survivorship and not as tenants in common, the
<br />following described real estate (as defined in Neb.Rev.Stat. 76 -201):
<br />A tract of land comprising a part of the Southeast Quarter of the Northeast Quarter (SE 1/4
<br />NE 1 /a) of Section Nine (9), Township Eleven (11) North, Range Ten (10) West of the
<br />6th P.M., Hall County, Nebraska, more particularly described as follows: Beginning at a
<br />point on the East line of said Northeast Quarter (NE 1 /a), said point being Five Hundred
<br />Fifteen and Eighty-six Hundredths (515.86) feet North of the Southeast corner of said
<br />Northeast Quarter (NE 1 /a); thence Northerly along the East line of said Northeast Quarter
<br />(NE 1 /a), a distance of Seven Hundred Twenty-six and Twenty-four Hundredths (726.24)
<br />feet; thence deflecting left 88 °32'30" and running Westerly a distance of Six Hundred
<br />(600.0) feet; thence Southerly parallel to the East line of said Northeast Quarter (NE 1 /a),
<br />a distance of Seven Hundred Twenty-six and Twenty-four Hundredths (726.24) feet;
<br />thence deflecting left 88 °32'30" and running Easterly a distance of Six Hundred (600.0)
<br />feet to the place of beginning.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEES that
<br />GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, restrictions of record and visible encroachments;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons.
