<br />This instrument, made this 18th day of June, 2001, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on June 30, 1993, as Instrument No.
<br />93- 105476 in the office of the Register of Deeds of Hall County, Nebraska, and Wells Fargo Bank
<br />Nebraska, N.A., hereinafter called "Grantee ":
<br />WHEREAS, on March 14, 2001, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was giver, to Vito C. Cejauskas and Norma Jean Cejauskas,
<br />husband and wife, Trustors, under that certain Deed of Trust recorded on June 30, 1993, as Instrument
<br />No. 93- 105476 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />Lot Seven (7), Block Three (3), in Sf ( and Addition to Holcomb's Highway
<br />Homes Subdivision, in the City of Grand bland, Hall County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy the
<br />obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of Hall
<br />County, Nebraska, on March 19, 2001, as Instrument No. 0200102148 in the Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice pursuant
<br />to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on May 3, 2001, Grantor caused to be published in The Grand
<br />Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a Notice of
<br />Trustee's Sale setting forth a description of the property to be sold and stating that the described
<br />property would be sold at public auction to the higkj st bidder for cash or certified or cashier's check at
<br />the lower level lobby of the Hall County Courthou; %;, ls` & Locust Street, Grand Island, Nebraska at
<br />10:00 a.m. on June 13, 2001. Publication of such n, Itice was made for five consecutive weeks on May
<br />3, 2001, May 10, 2001, May 17, 2001, May 24, 2CA and May 31, 2001, the last publication being at
<br />least ten (10) days but not more than thirty (3 0) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties entitled
<br />to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008 R. R. S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Grantee for the sum of $74,875.00, it being
<br />the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $74,875.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Succes.or Trustee, do hereby grant and convey tin ) said
<br />Grantee, its successors and assigns forever, all the E:;-; ate, right, title and interest of which the said Vito
<br />C. Cejauskas and Norma Jean Cejauskas, and their successors in interest, were seized or possessed at
