<br />DEED OF TRUST
<br />THIS DEED OF TRUST, is made and entered into this 30th day
<br />of December, 1988 by and among Maverick Media, Inc. ( "Trustor "),
<br />whose mailing address is 123 W. 17th Street, Box 0, Syracuse,
<br />Nebraska 68446; Teresa A. Beaufait ( "Trustee "), whose mailing
<br />address is 10010 Regency Circle, 8300, Omaha, Nebraska 68114; and
<br />Francis Moul and Maxine Moul, as joint tenants, (collectively
<br />"Beneficiary "), whose mailing address is 2627 Van Dorn,-Lincoln,
<br />Nebraska 68502.
<br />FOR VALUABLE CONSIDERATION, Trustor irrevocably transfers,
<br />conveys and assigns to Trustee, IN TRUST, WITH POWER OF SALE, for
<br />the benefit and security of Beneficiary, under and subject to the
<br />terms and conditions of this Deed of Trust, the real property,
<br />located in the County of Hall, State of Nebraska, and described as
<br />follows (the "Property "):
<br />See attached EXhibit A which is incorporated herein by
<br />reference.
<br />TOGETHER with all appurtenances and hereditaments thereunto
<br />belonging or hereafter appertaining, and hereby releasing and
<br />waiving all homestead and exemption rights of the state, any other
<br />claim at law or equity, as well as any after - acquired title; and
<br />TOGETHER with all buildings and improvements of every kind and
<br />description now or hereafter erected or placed thereon, and all
<br />fixtures, now or hereafter placed thereon, thereof, including but
<br />not limited to all gas and electric fixtures, heaters, furnaces,
<br />heating equipment, drying equipment, air conditioning and
<br />ventilating equipment, laundry equipment, stoves, ranges, motors,
<br />plumbiao fiXtures, cabinets, refrigerators, incinerators, call
<br />systems,-'and components thereof, communication systems and
<br />components thereof,.sound and music distribution systems, fire
<br />prevention and axtiAguishing apparatus, water heating and
<br />conditioning equipment;. carpets, irrigation and drainage..
<br />equipment, stock tanks, windmills, grain storage facilities,
<br />pumps,;.water equipment, pipes and casings, sprinkler systems,
<br />fences; livestock feeding systems, and all other fixtures and
<br />furnishings and all renewals or replacements thereof to the extent
<br />deemed by law to be fixtures-and made e.part of the realty; and
<br />TOGR with all awards or payments accepted in lieu thereof,
<br />including interest thereon, and the right to receive the same,
<br />which may be made with respect to the Property, or any .
<br />appurtenance thereof,.as a result of (a) the exercise of the right
<br />of eminent domain; (b) the alteration of the grade of any roadway;
<br />or (c) any other injury to or decrease in.the value of the
<br />Property, all of which are hereby assigned to Trustee by Trustor,
