WARRANTY DEED <br />200006297 <br />James G. Rector and Wife, Robin Ann Rector, Grantor, in consideration of One Dollar ($1.00), <br />and other good and valuable consideration received from GRANTEE, French Village Limited <br />Partnership conveys to GRANTEE, the following described real estate (as defined in Neb. Rev. <br />Stat. 76 -201): <br />An undivided 100 percent interest in and to a tract of land comprising all of Lots One <br />(1)through Nine (9), inclusive, in French Village Subdivision, and all of Lots One (1), two (2), <br />Eighteen (18), and Nineteen (19) of Concannon Subdivision, all in the City of Grand Island, Hall <br />County, Nebraska.; <br />subject to conditions, restrictions and easements of record and subject to a mortgage in favor of <br />Firstar Trust Company as recorded in Book 145 at Page 321, Assignment book 56, page 357, and <br />by assignment by Instrument #95- 100203. <br />GRANTOR covenants (Jointly and severally, if more than one) with GRANTEE that <br />GRANTOR: <br />(1) is lawfully seised of such real estate and that it is free from encumbrances <br />except as set forth above; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend title to the real estate against the lawful claims of all persons. <br />Executed 6 %Z- zw <br />STATE OF NEBRASKA James G.
