<br />Warranty Deed dated this ?i��day of July, 2000. JAMES A. SCHWADERER and
<br />MARCIA K. SCHWADERER, Husband and Wife, of Grand Island, Nebraska, herein referred to as
<br />Grantor, in consideration of One Hundred Fifty -Four Thousand Dollars ($154,000.00), received
<br />from DEAN N. VENTER and LISA M. KOBZA - VENTER, Husband and Wife, as joint tenants and
<br />not as tenants -in- common of Grand Island, Nebraska, herein referred to as Grantee does grant,
<br />bargain, sell, convey and confirm unto Grantee the following described real property in Grand
<br />Island, Hall County, Nebraska:
<br />The North One - Hundred Feet (100') of Lot Three (3), in Block One
<br />(1) in Farmington Second Subdivision, being a part of the Southeast
<br />Quarter of the Southwest Quarter (SE' /4 SW' /4) of Section Twenty
<br />One (21), Township Eleven (11) North, Range (9) West of the 6th
<br />P.M., Hall County, Nebraska.
<br />To have and to hold the above described premises together with all tenements, hereditaments
<br />and appurtenances thereto belonging unto Grantee and to Grantee's heirs and assigns forever.
<br />And Grantor does hereby covenant with Grantee and with Grantee's heirs and assigns that
<br />Grantor is lawfully seized of said premises; that they are free from encumbrance except those of
<br />record; that Grantor has good right and lawful authority to convey the same; that Grantor warrants
<br />and will defend the title to said premises against the lawful claims of all persons whomsoever.
