<br />North, Range Nine (9) West of the 6th P.M.,
<br />Hall County, Nebraska, subject to all
<br />covenants, conditions, restrictions, reserva-
<br />tions and easements of record; Excepting a
<br />tract of land conveyed in Warranty Deed
<br />recorded as Document No. 81- 001574; and Ex-
<br />cepting a tract of land conveyed in Joint
<br />Tenancy Warranty Deed recorded as Document
<br />No. 82- 004224, and Excepting a tract of land
<br />conveyed in Warranty Deed recorded as Docu-
<br />ment No. 83- 001064.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances;
<br />(2) has legal power and lawful authority to convey the
<br />same;
<br />(3) warrants and will defend title to the real estate
<br />against the lawful claims of all persons.
