<br />received from Grantees, JERRY M. MILLER and PAMELA S. SABER- MILLER,
<br />Husband and Wife, convey to Grantees, as joint tenants and not as
<br />tenants in common, the following described real estate (as defined
<br />in Neb. Rev. Stat. 76 -201):
<br />All of the East 624 feet of Lot Two (2) , Mainland, in the
<br />Southeast Quarter (SE1 /4) of Section Fourteen (14) , in
<br />Township Eleven (11) North, Range Nine (9) West of the
<br />6th P.M., more particularly described as follows:
<br />Beginning at the Northeast corner of said Lot Two (2),
<br />running thence North 89 028' West along the North line of
<br />said lot a distance of 624 feet; running thence South
<br />parallel to the East line of said lot a distance of 1029
<br />feet to the original government survey meander line on
<br />the North bank of the Platte River; running thence
<br />Northeasterly along the original government survey
<br />meander line (a broken line) 1157.6 feet to the original
<br />government survey meander corner on the East line of said
<br />lot; running thence North along the East line of said lot
<br />a distance of 66 feet to the place of beginning,
<br />cc,ritaining 7.25 acres, more or less, as shown on the plat
<br />attached to the deed recorded in Book 87, Page 1, of the
<br />Deed Records of Hall County, Nebraska.
<br />Grantor covenants with the Grantees that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
