<br /> 4. COfipliance with Laws. Trustor shall comply with all
<br /> lawa, ordinances, regulations, covenants, conditions and
<br /> restrictions affectinq the Property and nat commit, suffer, or
<br /> , permit any act to be done ia� or upon the Property in violat3on of
<br /> ; any law, ordinance, regu�ation, covenant, condition or
<br /> � restriction.
<br /> 5. tnsurance. Trustor, at its expense, wiil ma�ntain .
<br /> , with insurers approved by Bene�iciary, insurance with respect to
<br /> the Improvements and personal prvperty, constituting the
<br /> Property, against loss by fire, liqhtning, tornado, and other
<br /> perils and hazards covered by standaxd extended coverage
<br /> endorsement, in an amount equal to at least one hundrec3 percent
<br /> j (100�) of the full replacement value thereaf and insurance
<br /> against such other hazards and ir� such amoun�s as is customarily
<br /> carrfed by owners and operators of similar properties 4r as . �.
<br /> BSneficiary may require for its protection. Trustor will comply ,
<br /> with such other requirements as Beneficiary may from time to time
<br /> request far the protection by insurance of �he interests of the �
<br /> ; respective parties. All insurance policies maintained pursuant ��'-

<br /> actually delivered to Trustee and Beneficiary. In the event any °
<br /> policy hereunder is not renewed on or before fifteen (15) days �
<br /> � prior to its expiration date, Trustee or Heneficiary may procure
<br /> � such insurance in accordance with the provisions of Paragraph 7
<br /> hereof. Trustar shall deliver to Beneficiary the original
<br /> � policies of insurance and renewals thereof or memo copies of
<br /> � { such pol icies and renewals thereof. Failure to furnish such
<br /> � insurance by Trustor, or renewals as required hereunder shall, at '
<br /> the option of Beneficiary, constitute a default.
<br /> 6. Taxes. Assessments, and Charaes. Trustor shall pay all °'��`
<br /> : taxes, assessments and other charges, including, without
<br /> ; limitation, fines and impositions attributable to the Property,
<br /> and leasehold payments or qround rents, if any, before the same �
<br /> become delinquent. Trustor shall promptly furnish to Beneficiary
<br /> all natices of amounts due under this paragraph, and in the event
<br /> Trustor shall make payment directly, Trustor shall promptly
<br /> fur�ish to Beneficiary receipts evidencing such payments.
