<br />Genevieve Maloney, widow of George H. Maloney and still a single person,
<br />GRANTOR, in consideration of One Dollar ($1.00) and other valuable consideration,
<br />receipt of which is hereby acknowledged, convey to James F. Maloney, a married
<br />person, an undivided 60% interest in and to the following described real estate, and
<br />Bernetta R. Hawley, a married person, an undivided 40% interest in and to the
<br />following described real estate, GRANTEES, as tenants in common:
<br />Lots Ten (10), Eleven (11) and Twelve (12), Block Twenty -two (22), in
<br />MacColl and Leflang's Addition to the Town of Wood River, Hall County,
<br />Nebraska, subject to a life estate hereby reserved in and to said real
<br />estate by Grantor herein, Genevieve Maloney.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE
<br />that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances,
<br />except roads and highways, easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
