<br />husband, in consideration of the sum of One Dollar and Other Good and Valuable
<br />Consideration, receipt of which is hereby acknowledged, convey to BRENDA
<br />BRONSON and CHARLES E. BRONSON, wife and husband, as joint tenants with rights Q
<br />of survivorship, and not as tenants in common, Grantees, the following described real
<br />estate (as defined in Neb. Rev. fit• Sec. 76 -201) in Hall County, Nebraska:
<br />A tract of land in the Southwest Quarter of the Southwest Quarter
<br />(SW1 /4 SW /14) of Section Four (4), in Township Nine (9), North, Range
<br />Nine (9), West of the 6th P.M., more particularly described as follows:
<br />Beginning at a point 40 rods east of the Southwest corner of Section
<br />Four (4); thence North 18 rods; thence East 14 2/3 rods; thence South
<br />18 rods; and thence West 14 2/3 rods to the place of beginning, Hall
<br />County, Nebraska.
<br />The purpose of this Deed is to create a joint tenancy with rights of survivorship
<br />in the parties.
<br />Grantors covenant with the Grantees that Grantors:
<br />1 . are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of
<br />all persons.
