<br />Mary Ann Huebner, a single person, GRANTOR, in consideration of Twelve Thousand Six
<br />Hundred Dollars ($12,600.00) received from GRANTEE, Adam Jay Rodenbaugh and Desiree Eleise
<br />Rodenbaugh, Husband and Wife, conveys to GRANTEE the following described real estate (as
<br />defined in Neb. Rev. Stat. 76 -201):
<br />All that parcel of land commencing at the Northwest corner of Lot Thirteen (13), of
<br />the County Subdivision of the Northwest Quarter (NW 1 /4) and the West Half (WI /2)
<br />of the Northeast Quarter (NE1 /4) of Section Five (5), Township Ten (10) North,
<br />Range Ten (10), West of the 6`" P.M., in Hall County, Nebraska, running thence
<br />South along the West line of said Lot 128 feet, thence turning left at right angles and
<br />running East for a distance of 113 feet, thence turning left at right angles running
<br />North parallel to the Westerly line of said lot a distance of 197 feet to the Northerly
<br />boundary line of said lot, running thence Southwesterly along the Northerly line of
<br />said lot to the point of beginning,
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE that
<br />GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
