<br />1'on are hereby notified that I-:Ipidio Perez, a single person, as Trustor. did on or about May 10,
<br />1996, make, execute and deliver unto Columbus Federal Savings Bank, Trustee, a Deed of Trust wherein
<br />said Trustor conveyed the following- described real property:
<br />The Westerly One Half (W 1/2) of the Westerly One Half (W 1/2) of the
<br />Southerly One Half (S1 /2) of Block Eight (8), in Windolph's Addition to
<br />the City of Grand Island, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustor obtained from Columbus Federal Savings Bank,
<br />Beneficiary of said Deed of Trust which was recorded on May 13, 1996, in the office of the Register of
<br />Deeds of Hall County, Nebraska, as Instrument No. 96- 103702.
<br />On or about May 14, 1996, Columbus Federal Savings Bank, Beneficiary, assigned all of its right,
<br />title and beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc. The Assignment was
<br />recorded May 28, 1996, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No.
<br />96- 104097.
<br />Michael E. Currans. Attorney at l.aw. has been appointed Successor Trustee, pursuant to a
<br />Substitution of Trustee tiled for record with the Register of Deeds of Hall County, Nebraska.
<br />You are further notified that there has occurred a breach of an obligation of the Trustor for which the
<br />Trust property was conveyed as security, to -wit, that the Trustor has failed to pay the Beneficiary payments
<br />which were contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal
<br />balance, together with interest thereon, at once due and payable, and the Trustee has elected to sell or cause
<br />to be sold the real property described in said Deed of Trust to satisfy said obligation.
