<br />VOGEL, Deceased, pursuant to the authority of § 30 -2476 (23) of the
<br />Nebraska Probate Code, in consideration of FORTY -ONE THOUSAND FIVE
<br />HUNDRED DOLLARS ($41,500.00) received from Grantee, does grant,
<br />bargain, sell, convey and confirm unto NEBRASKA MUZZLE LOADING
<br />RIFLE ASSOCIATION, INC., A Nebraska Corporation, Grantee, the
<br />following described real property:
<br />A tract of land comprising a part of the Northwest Quarter
<br />(NW1 /4) of Section Five (5), Township Twelve (12) North, Range
<br />Twelve (12), West of the 6th P.M., in Hall County, Nebraska,
<br />more particularly described as follows: Beginning at a point
<br />One Thousand Three Hundred Eighty -Nine (1,389.0) Feet West of
<br />the Northeast corner of said Northwest Quarter (NW1 /4) ; thence
<br />continuing Westerly along the North line of said Section Five
<br />(5) , a distance of Five Hundred Ninety -One (591.0) Feet;
<br />thence Southerly parallel to the East line of said Northwest
<br />Quarter (NW1 /4), a distance of One Thousand Two Hundred
<br />Twenty -Nine (1,229.0) Feet; thence Easterly parallel to the
<br />North line of said Section Five (5) , a distance of Five
<br />Hundred Ninety -One (591.0) Feet; thence Northerly parallel to
<br />the East line of said Northwest Quarter (NW1 /4) , a distance of
<br />One Thousand Two Hundred Twenty -Nine (1,229.0) Feet to the
<br />place of beginning, excepting a tract of land more
<br />particularly described in Book 47, Page 586,
<br />subject to easement and restrictions of record, together with all
<br />the estate, right, title, interest, claim or demand whatsoever of
<br />said Deceased of, in and to the same, or any part thereof.
<br />To have and to hold the above described real property and all
<br />tenements, hereditaments, and appurtenances thereto belonging unto
<br />the Grantee and Grantee's heirs and assigns forever, and the
<br />Grantor hereby covenants that the real property herein described is
<br />free and clear of any lien or encumbrance caused by any claim for
<br />taxes levied against the Estate of Phyllis M. Vogel, Deceased.
