<br />You are hereby notified that Elio A. Zepeda and Deborah I. Zepeda, as husband and wife, as

<br />Bank, a Federal Savings Bank, Trustee, a Deed of Trust wherein said Trustors conveyed the following -

<br />One - Hundred Seventy -Six feet (176') in Block One
<br />(1), Koehler Place, an Addition to the City of Grand
<br />Island, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustors obtained from Major Mortgage, a Wyoming
<br />Corporation, Beneficiary of said Deed of Trust which was recorded on December 1, 1997, in the office
<br />of the Register of Deeds of Hall County, Nebraska, as Instrument No. 97- 110072.
<br />On or about November 26, 1997, Major Mortgage, a Wyoming Corporation, Beneficiary,
<br />assigned all of its right, title and beneficial interest in the Deed of Trust to Commercial Federal
<br />Mortgage Corporation. The Assignment was recorded January 27, 1998, in the office of the Register of
<br />Deeds of Hall County, Nebraska, as Instrument No. 98- 100643.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for
<br />which the Trust property was conveyed as security, to -wit, that the Trustors have failed to pay the
<br />Beneficiary payments which were contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal
<br />balance, together with interest thereon, at once due and payable, and the Trustee has elected to sell or
<br />cause to be sold the real property described in said Deed of Trust to satisfy said obligation.
