<br />Gordon L. Dimmitt and Glendora M. Dimmitt, husband and wife, GRANTOR, in
<br />consideration of One Dollar ($1.00) and other valuable consideration, receipt of which
<br />is hereby acknowledged, convey to Michael G. Dimmitt, Kathy L. Dowry and Roger G.
<br />Dimmitt, children of Grantors, as joint tenants, GRANTEES, the following described real
<br />estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Lots Thirty-nine (39), Forty (40) and Forty -one (41), in Belmont, an
<br />Addition to the City of Grand Island, Hall County, Nebraska, subject to a
<br />joint life estate hereby reserved in and to said real estate by Gordon
<br />L. Dimmitt and Glendora M. Dimmitt, husband and wife, as joint
<br />tenants, Grantors herein.
<br />GRANTOR covenants (jointly and severally, if more than one) with the
<br />GRANTEES that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances,
<br />except roads and highways, easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
