<br />TO WHOM IT MAY CONCERN:
<br />You are hereby notified that Pompilio Guzman, a single person and Maria L. Ramirez, a
<br />single person, as Trustors, did on or about February 28, 1997, make, execute and deliver unto
<br />Commercial Federal Bank, a Federal Savings Bank, Trustee, a Deed of Trust wherein said Trustors
<br />conveyed the following- described real property:
<br />The North 81.5 Feet of Lot 1, Block 136, Union Pacific Railway Cos
<br />Second Addition, City of Grand Island, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustors obtained from Columbus Federal Savings
<br />Bank, Beneficiary of said Deed of Trust which was recorded on March 3, 1997, in the office of the
<br />Register of Deeds of Hall County, Nebraska, as Instrument No. 97- 101491.
<br />On or about March 6, 1997, Columbus Federal Savings Bank, Beneficiary, assigned all of its
<br />right, title and beneficial interest in the Deed of Trust to Commercial Federal Mortgage
<br />Corporation. The Assignment was recorded March 14, 1997, in the office of the Register of Deeds
<br />of Hall County, Nebraska, as Instrument No. 97- 101826.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for
<br />which the Trust property was conveyed as security, to -wit, that the Trustors have failed to pay the
<br />Beneficiary payments which were contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid
<br />principal balance, together with interest thereon, at once due and payable, and the Trustee has
<br />elected to sell or cause to be sold the real property described in said Deed of Trust to satisfy said
<br />obligation.
