<br />Notice is hereby given that Jamie Ray Stoeger and Jill Ann Stoeger, as husband and wife, Trustors
<br />under a Deed of Trust recorded in the office of the Register of Deeds of Hall County, Nebraska, on
<br />November 13, 1995 as Instrument No. 98- 107775 of the Mortgage Records, which Deed of Trust conveyed
<br />the following described real estate, to -wit:
<br />The NE % of Lot 14 and Lot 15, except the NE 20 feet thereof, in Block 3, Second
<br />Addition to Holcomb's Highway Homes Subdivision to the City of Grand Island,
<br />Hall County, Nebraska, more particularly described as follows: Commencing at the
<br />Southwesterly Corner of said Lot 14; thence Northeasterly along the Northerly
<br />Right of Way of Wyandotte Street for 42.30 feet, to the point of beginning; thence
<br />Northwesterly and parallel to the Westerly property line of said Lot 14 for 116.1 feet
<br />to a point on the Northerly property line of said Lot 14; thence Northeasterly along
<br />the Northerly property line of said Lot 14 for 36.7 feet to the Northeasterly Corner
<br />of said Lot 14; thence Northerly along the Westerly property line of said Lot 15 for
<br />22.1 feet to the Northwesterly Corner of said Lot 15; thence Northeasterly along the
<br />Northerly property line of said Lot 15 for 55.00 feet to a point 20 feet Westerly from
<br />the Northeasterly Corner of said Lot 15; thence Southeasterly and parallel to the
<br />Easterly property line of said Lot 15 for 138.2 feet to a point on the Northerly Right
<br />of Way of Wyandotte Street; thence Southwesterly along the Northerly Right of
<br />Way of Wyandotte Street 105.3 feet to the point of beginning,
<br />have breached an obligation for which said trust property was conveyed as security and are in default under
<br />the terms of said Deed of Trust. The nature of such breach is as follows: Failure to pay the note secured by
<br />said Deed of Trust when due. On account of such breach, pursuant to said Deed of Trust the Assignee
<br />Beneficiary under said Deed of Trust has elected to sell or cause to be sold such trust property to satisfy said
<br />indebtedness.
<br />The above debt will be assumed valid unless you notify the undersigned in writing that you dispute
<br />the debt or any portion thereof within thirty (30) days from your receipt of this notice. If you notify the
<br />undersigned in writing within this time period, we will mail you a verification of the debt. In addition, if the
<br />original creditor is different from the above -named creditor, the name and address of the original creditor
<br />will be provided to you if you request this information in writing from the undersigned within thirty (30)
<br />days from your receipt of this notice. Despite the 30 -day period mentioned above, we are authorized to
<br />continue this collection action.
