<br />U.S. BANK NATIONAL ASSOCIATION, ND organized and existing under the
<br />laws of Nebraska GRANTOR, in consideration of ONE DOLLAR ($1.00) and
<br />other valuable consideration received from Grantee, REYNOLDS & ZISKA,
<br />INC. conveys to GRANTEE, the following described real estate (as

<br />Gilbert's Second Addition to the city of Grand Island, Hall County,
<br />Nebraska
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
<br />that GRANTOR:
<br />(1) It warrants that it will defend the title to the above real estate
<br />against the lawful claims of all persons claiming by, through and
<br />under grantor, but not otherwise;
<br />(2) That the real estate is free from encumbrances, except easements,
<br />restrictions, reservations, and covenants of record; and
<br />(3) By accepting this Special Warranty Deed, grantee acknowledges that
<br />he has bad adequate opportunity to inspect the property conveyed
<br />herein as well as all improvements located thereon. Except as
<br />specifically set forth in this Special Warranty Deed this conveyance
<br />is made without warranty or representation, either express or implied
<br />and is on an "AS IS" and "WHERE IS" basis.
