<br />under and by virtue of the laws of the State of Nebraska, for and
<br />in consideration of Three Thousand Five Hundred Ninety -Five Dollars
<br />Twenty Cents ($3,595.20), receipt of which is hereby acknowledged,
<br />does hereby convey to DAVID E. THIENEL, A Single Person, Grantee,
<br />the following described real estate in Hall County, Nebraska:
<br />Lot Thirty -Two (32), Thelen Subdivision, First Addition, to
<br />the City of Wood River, Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
