<br />Husker Sales and Distributing, Inc., a /k /a Husker Sales & Distrib-
<br />uting, Inc., a Corporation organized and existing under the laws of
<br />Nebraska, GRANTOR, in consideration of Sixty -two Thousand Five
<br />Hundred Dollars ($62,500.00) received from GRANTEES, Mark J.
<br />Griesman and Rita Griesman, husband and wife, conveys to GRANTEES,
<br />as joint tenants and not as tenants in common, the following
<br />described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />The West Half (W1 /2) of Lot Two (2) of Stehr's Subdivi-
<br />sion, Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except for covenants, restrictions
<br />and easements of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
