EXHIBIT "A" A tract of land comprising a part of the Northwest Quarter of the Northwest Quarter (NW1 /4NW1 /4) of Section Five (5), Township Ten (10) North, Range Nine (9) West of the 6th P.M., Hall County, Nebraska and more particularly described as follows: Beginning at the northwest corner of Lot One (1), Timm's Subdivision, said point being on the south line of said Northwest Quarter of the Northwest Quarter (NWl /4NW1/4), said point also being on the easterly right of way line (at the north end) of Juergen Road and being Sixty (60.0) feet east of (measured perpendicular to) the easterly right of way line of U.S. Highway No. 34 & 281; thence running easterly, along and upon the north line of said Lot One (1), Timm's Subdivision, and also being along and upon the south line of said Northwest Quarter of the Northwest Quarter (NWl /4NW1 /4) a distance of Seven Hundred Fifty (750.0) feet; thence deflecting left 90 °59'47" and running northerly, parallel with said easterly right of way of U.S. Highway No. 34 & 281, a distance of Eight hundred Ninety One and Twenty "three Hundredths (891.23 ) feet; thence deflecting left 91 '36'18" and running westerly , a distance of Seven Hundred Fifty and Eighteen Hundredths (7511.18) feet to a point which is Sixty (60.0) feet east of (measured perpendicular to) said easterly right of way line of U.S. Highway No. 34 & 281; thence deflecting left 88°23'42" and running southerly, parallel with and Sixty (60.0) feet east of (measured perpendicular to) said easterly right of way line of U. S. Highway 34 & 281, a distance of Eight Hundred Fifty Seven and Seventeen hundredths (857.17) feet to the point of beginning.
