REV. STAT. Section 76 -201) situated in Hall <br />County, Nebraska: <br />A tract of land comprising a part of the Northwest Quarter of the <br />Northwest Quarter (NWh NA) of Section Five (5), Township Ten <br />(10) North, Range Nine (9) West of the 6th P.M., Hall County, <br />Nebraska, and more particularly described as follows: <br />Beginning at the northwest corner of Lot One (1), <br />Timm's Subdivision, said point being on the south line <br />of said Northwest Quarter of the Northwest Quarter (NW4 <br />NWh), said point also being on the easterly right of <br />way line (at the north end) of Juergen Road and being <br />Sixty (60.0) feet east of (measured perpendicular to) <br />the easterly right of way line of U.S. Highway No. 34 & <br />281; thence running easterly, along and upon the north <br />line of said Lot One (1), Timm's Subdivision, and also <br />being along and upon the south line of said Northwest <br />Quarter of the Northwest Quarter (NWh NW4), a distance <br />of Seven Hundred Fifty (750.0) feet; thence deflecting <br />left 90 059147" and running northerly, parallel with <br />said easterly right of way line of U.S. Highway No. 34 <br />& 281, a distance of Eight Hundred Ninety One and <br />Twenty Three Hundredths (891.23) feet; thence deflect- <br />ing left 91 036'18" and running westerly, a distance of <br />Seven Hundred Fifty and Eighteen Hundredths (750.18) <br />feet to a point which is Sixty (60.0) feet east of <br />(measured perpendicular to) said easterly right of way <br />line of U.S. Highway No. 34 & 281; thence deflecting <br />left 88 023142" and running southerly, parallel with and <br />Sixty (60.0) feet east of (measured perpendicular to) <br />said easterly right of way line of U.S. Highway No. 34 <br />& 281, a distance of Eight Hundred Fifty Seven and <br />Seventeen Hundredths (857.17) feet to the point of <br />beginning. <br />GRANTOR covenants (jointly and severally, if more than one) <br />with GRANTEE that GRANTOR: <br />(1) is lawfully seized of such real estate and that it is <br />free from encumbrances; <br />(2) has legal power and lawful authority to convey the <br />same; and <br />(3) warrants and will defend title to the real estate <br />against the lawful claims of all persons. <br />
