<br />.P KNOW ALL MEN BY THESE PRESENTS THAT, McDermott & Miller, P.C. aka McDermott and Miller, P.C.,
<br />o Grantor, whether one or more, in consideration of One Dollar and other valuable consideration, receipt of which is hereby
<br />I. acknowledged, does hereby grant, bargain, sell, convey and confirm unto Tamara J. Allen and John L. Allen, wife and
<br />W husband, as joint tenants with rights of survivorship, and not as tenants in common, Grantee, the following described real
<br />4 property in Hall County, NE:
<br />Lot One (1), Woodridge South Subdivision, in the City of Grand Island, Hall County, Nebraska, excepting a
<br />Q certain tract more particularly described in Deed recorded as Document No. 200007281
<br />To have and to hold the above described premises, together with all tenements, hereditaments and appurtenances thereto
<br />belonging unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. Grantor covenants
<br />with the Grantees and with their assigns and with the heirs and assigns of the survivor of them, that Grantor:
<br />(1) Is lawfully seized of said premises and that it is free from encumbrance, regular taxes and special assessments,
<br />except (a) covenants, easements and restrictions of record, (b) easements, encroachments, encumbrances,
<br />violations, variations and other matters which would be disclosed by an accurate and complete survey and
<br />inspection of said real estate, and (c) regular taxes and special assessments levied or assessed subsequent to
<br />date hereof;
<br />(2) Has good right and lawful authority to convey the same; and
<br />(3) Warrants and will defend the title to said premises against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to
<br />the real estate shall vest in the surviving Grantee.
