<br /> Said default under the terms of the Deed of Trust has occurred by virtue of the non-payment of
<br /> the installment payments due under the Deed of Trust. In addition, Trustor is hereby liable to the
<br /> Successor Trustee, Matthew E. Eck, for all fees and costs associated with this default and recoverable
