<br />KNOW ALL MEN BY THESE PRESENTS THAT GREGORY L. GALLES is the
<br />Successor Trustee under a Deed of Trust executed August 18, 2011, by ELMER RAMIREZ
<br />and NANCY FLORES, husband and wife, Trustors, in favor of MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC. as nominee for CharterWest National
<br />Bank, its successors and assigns, as Beneficiary, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, as Trustee, and which was filed for record on August 19, 2011,
<br />as Instrument No. 0201106194, of the Mortgage Records of Hall County, Nebraska. Said Deed
<br />of Trust was assigned by the original Beneficiary, MORTGAGE ELECTRONIC
<br />REGISTRATION SYSTEMS, INC. as nominee for CharterWest National Bank to U.S.
<br />BANK NATIONAL ASSOCIATION, by virtue of an Assignment dated December 6, 2012,
<br />and filed for record on December 13, 2012, as Instrument No. 201210576 of the Mortgage
<br />Records of Hall County, Nebraska. GREGORY L. GALLES has been appointed as Successor
<br />Trustee by virtue of a Substitution of Trustee dated December 22, 2014, and recorded December
<br />30, 2014, as Instrument No. 201408140 in the office of the Register of Deeds of Hall County,
<br />Nebraska.
<br />GREGORY L. GALLES, Grantor, in consideration of the sum of Eighty Five Thousand
<br />One Hundred and 00 /100 Dollars ($85,100.00) and other good and valuable consideration
<br />received from United Equity, LLC, does hereby grant, bargain, sell, convey and confirm unto
<br />United Equity, LLC, (hereinafter "Grantee" where appropriate), the following - described real
<br />property in Hall County, Nebraska, to wit:
<br />THE NORTH FIFTY -TWO (52) FEET OF LOT ONE (1), BLOCK TWENTY -
<br />FIVE (25), PACKER & BARR'S SECOND ADDITION, GRAND ISLAND,
<br />HALL COUNTY, NEBRASKA
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns
<br />forever. Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That ELMER RAMIREZ and NANCY FLORES, husband and wife, Trustors, failed
<br />to pay to Beneficiary payments which were contractually due, and the Grantor, at the
<br />request of the Beneficiary, elected to declare the entire unpaid principal balance, together
<br />with interest thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by §76 -1006 was filed by Grantor on December 30,
<br />2014, as Instrument No. 201408141 in the office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with §76 -1008, R.R.S.
<br />Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30
<br />days after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on February 24, 2017, as Instrument
<br />No. 201701201 in the office of the Register of Deeds of Hall County, Nebraska. A copy
