<br />Grand Island Community Foundation, Inc., a Nebraska not - for - profit
<br />corporation, Grantor, in consideration of Twenty Five Thousand Dollars ($25,000.00)
<br />and other valuable consideration received from Grantee, Joy A. Romsa, Trustee of the
<br />Romsa Revocable Family Trust, quitclaims and conveys to Grantee the following
<br />described real estate (as defined in Neb. Rev. Stat. Section 76 -201):
<br />Condominium Unit No. 1003, The Yancey, a Condominium, a
<br />condominium in accordance with the Declaration recorded on October
<br />17, 1984, under Document No. 84- 005507 of the County of Hall, State
<br />of Nebraska, records, as amended.
<br />Grantor covenants with Grantee that Grantor:
<br />1. is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, covenants and restrictions of record;
<br />2. has the legal power and lawful authority to convey the same; and
<br />3. warrants and will defend title to the real estate against the lawful claims of all
<br />persons claiming the same or any part thereof through, by or under Grantor.
