<br /> Comp�iance wi#h Laws. Lender may d❑ any and all things ta execute and �vmply with the laws o� the State af
<br /> Nebraska and als❑ all other laws, ru�es, ❑rders, ordinances and requirements v�f all other �o�ernmental agenci�s
<br /> affect�ng�h� Proper�y.
<br /> Lsase the Proper�y. Lender may ren�vr [ease the whole ❑r any par�of ths Proper�y for su�h term ❑r fierms and an
<br /> such cvnditions as Lender may deem apprvpriate.
<br /> Employ Agents. Lender may engage such agent or ag�nts as Lender may deem apprapriate, ei�her in Lender's
<br /> name vr in Grantor's name, to ren�and manage�he Property, in�luding the cvll�ctian and applica�ion o�Ren�s.
<br /> �ther A�ts. Lender may do a�� such o�her �hings and acts wi�h �espe�t �o the Proper�y as Lender may deem
<br /> appropriate and may act exclusi�ely and sa�ely in �he pl�ace and s�ead o� Gran�vr and to ha�e all o�f the powers of
<br /> Grant�r fvr�h� purposes sta�ed abo�e.
<br /> Na Requiremenfi�kv Act. Lender shall not be required tv d❑ any vf the �vregoing acts or things, and �he fact that
<br /> Lender shall ha�e performed one or mare ❑f the foregoing acts v�-things shall not require Lender �o d❑ any o�her
<br /> specific act or thing.
<br /> APPLiGAT1QN OF RENTS. Al! cos�s and expenses incurred by Lender in �onnecti�n with the Property shal� be fvr
<br /> Grantor's ac�ount and Lender may pay such cos�s and expenses frvm �he Rents, Lender, in its sole discret��n, shall
<br /> det�rmine the application ❑f any and all Rents recei�ed by it; haweWe�, any such Rents received by Lender which are
<br /> not applied t❑ such cvsts and expenses shall i�e applied �o the Indebfiedness. A�1 expenditures made by L�nder under
<br /> this Assignmen� and not reimbursed from the Rents shall become a part of the fndebtedness secu�ed by this
<br /> Assignmen�, and shalf be payable vn demand, with interest at the Nofie rate from date of expendi�ure untif paid.
<br /> FI�LL PERFDRIVIANCE. I� Gran�or pays all o� the Ind�btedness when due and otherwise perfo�-ms all the obligations
<br /> impvsed upon Grantor under this Assignmen�, fhe Note, and the Rela�ed Docum�nts, Lender shall execute and deliver ta
<br /> Gran�ar a suitabl� satisfactian vf this Assignment and suitable statemen�s ❑�termina�ion of any fiinancing statement vn
<br /> �ile e�idencing Lender's security interest in �he ften�s and �he Proper�ty. Any termination fee required by law sha�i be
<br /> paid by�ran�ar, if permi�ted �y app�€cable law.
<br /> LENDER'S EXPENDITURES. l� any action or proceeding is cammenced �hat would materially affect Lender's in�erest in
<br /> the Praper�y or if Gran�or fails to comp(y wi�h any provision of�his Assignment ar any Rela�ed Docum�nts, sncluding but
<br /> no� limited ta Grantor's failure tv dis�harge ❑r pay when due any amounts �rantor is required�o discharge or pay under
<br /> this Assignmen� or any Retated ❑vcuments, Lender ❑n Grantar's behalf may {but shall not be abiiga�ed tay take any
<br /> action �ha� Lender deems appropriate, including but not �imited to dis�harging flr paying atl �axes, liens, se�urity
<br /> interests, encumbrances and �ther claims, at any time le��ed or p�aced on�he Rents or�the Prvperty and paying all �vsts
<br /> far insuring, main�aining and preser�ing the Property. A�1 such expendi�ures incurred or paid by Lender �or such
<br /> purposes w���then bear interes�k at�he rate charged unde�the Na�e from the da�e incurr�d o� pa�d by Lender to�the date
<br /> ❑� repayment �y Grantvr. All such expenses will become a part a��he Indebfiedness and, at Lender's option, wiEt �A�
<br /> be payable on demand; �g} be added to �he balance ❑f the Note and be appor�ioned among and be payable with any
<br /> installmen� paymen�s �o become due durin� either ��} th� term ❑f any applicable �nsurance policy; or ��� the
<br /> remaining term of �he Note; or �C� be �reated as a ba��oon payment which will be due and payabfe at the No�e's
<br /> ma�urity. The Assignment also will s�cure payment❑f these amounts. Such r�gh�shall be in addi�ion t❑ all �ther rights
<br /> and remedies to which Lender may be enti�led upan �efault.
<br /> DEFAULT. Each of the�o��awing, a�Lender's optian, shall constitute an Event of�efauit under th�s Assignment:

<br /> False 5tatements. Any warranty, represen�ativn or statement made or furnish�d tv Lender by Borrawer ar Grantor
<br /> or❑n Borrower's ar G�-antor's behalf under this Assignment or the Rela�ed �acuments is �alse or misleading En any
<br /> material respec�, ei�her now or a� th� fiime made or furnished or becames fafse or mEsleading at any �ime
<br /> therea�ter.
