Rev. Stat. § 76 -201) located in Hall County, <br />Nebraska, and more fully described on Exhibit "A" attached hereto and <br />incorporated herein by this reference. <br />(1) Is lawfully seized of such real estate and that such real estate is free <br />from encumbrances created by Grantor except for all easements, covenants, <br />conditions, restrictions and other encumbrances of record; <br />(2) Has legal power and lawful authority to convey such real estate to <br />Grantee in conformity herewith; and <br />(3) To the extent set forth above only, Grantor warrants and will defend <br />title to the real estate against the lawful claims of all persons claiming the same or <br />any part thereof through, by or under Grantor. <br />
