<br />described real estate (as defined in Neb. Rev. Stat. Section 76 -201) in Hall County,
<br />Nebraska:
<br />The N1/2NW1/4 of Section 32, Township 9 North, Range 10 West of the 6th
<br />P.M. in Hall County, Nebraska (except the tract of ground in the extreme NE
<br />corner, thereof, which measures 693' east and west and 1000' north and
<br />south, and except a strip of ground along the north edge of said property,
<br />previously conveyed to the County of Hall, NE for road purposes).
<br />Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
