<br /> damaged to a�oid further deterioration or damage. �f insurance or condemnation proceeds are paid in
<br /> connect�on �ith damage to, or the taking of, the Property, Borro�er shall be responsible for repair�ng or
<br /> restoring the Property only if Lender has released proceeds for such purposes. Lender may d�sburse proceeds
<br /> for the repairs and restoration �n a s�ngle payment or in a ser�es of progress payments as the �ork is
<br /> completed. �f the insurance or condemnation proceeds are not suff�cient to repa�r or restore the Property,
<br /> Borro�er is not rel�e�ed of�3orro�er's obliga��on for the completion of such repair or restoration.
<br /> Lender or i�s agent may make reasonable entries upon and inspections of the Proper�ty. �f it has reasonable
<br /> cause, Lender may inspect the interior of the impro�ements on the Property. Lender shall gi�e Borro�er
<br /> notice a��he�ime of or prior to such an interior inspect�on specifying such reasonable cause.
<br /> H. Borrovver'� Loan App�ica�xon. �3or�'o�er sha�I be in default if, during the Loan application process,
<br /> Borro�er or any persons or en�ities acting at the direc�ion of Borro�er or �ith Borro�er's kno�ledge or
<br /> consen� ga�e materially false, misleading, or inaccurate information or statements to Lender �or failed to
<br /> pro�ide Lender �ith material informa�ion� in connection �i�h �he Loan. Material representations include, but
<br /> are no� I�m�ted �o, representations concerning Bo�ro�er's occupancy of�he Property as Borro�er's pr�ncipal
<br /> residence.
<br /> 9. Protection of Lender'� In#ere�t in the Proper�y and Right� Under thi� Securi�y In��rument. If�a}
<br /> Borro�er fa�ls to perform �he co�enants and agreements conta�ned in �h�s Secur��ty Znstrument, �b� there is a
<br /> legal proceeding tha� might significan�ly affect Lender's interest in �he Proper�ty andlor r�ghts under th�s
<br /> Security Instrument �such as a proceeding �n bankruptcy, probate, for condemnation or forfeiture, for
<br /> enforcement of a �ien �hich may attain priority over this Securi�y Instrument or to enforce la�s or
<br /> regulations}, or �c} Borro�er has abandoned the Property, then Lender may do and pay for whatever is
<br /> reasonable or app�opriate to protect LenderTs interest �n the Property and rights under th�s Security Instrument,
<br /> includ�ng pro�ec�ing andlor assessing �he �a1ue of the Property, and securing andlor repa�ring the Property.
<br /> Lender's ac��ons can include, but are not limited �o: �a} pay�ng any sums secured by a lien �hich has priori�y
<br /> over this Secur��ty Znstrument; �b} appear�ng in court; and �c} paying reasonab�e attorneys' fees to protect its
<br /> interest in the Proper�y andlor righ�s under this Security Znstrument, inc�udinb its secured position in a
<br /> bankrup�cy proceedinb. Securing the Property includes, bu� is not Iim��ed to, entering �he Property �o make
<br /> repa�rs, change locks, replace or board up doors and �indo�s, drain �a�er from pipes, e�im�nate building or
<br /> other code �iolations or dangerous conditions, and have ut�l�ties turned on or off. Al�hough Lender may take
<br /> act�on under this Sec�ion 9, Lender does not have to do so and is no�under any du�y or ob ligat�on to do so. It
<br /> is agreed�hat Lender incurs no l�abili�y for not taking any or a�I actions authorized under th�s Sect�on 9.
<br /> Any amounts disbursed by Lender under this Section 9 shall become additional deb� of Borro�er secured
<br /> by �his Securi�y Ins�rument. These amoun�s shall bear in�erest at the Note rate from the date of disbursement
<br /> and shall be payable,�ith such interest,upon no�ice from Lender to Borro�er requesting payment.
<br /> Zf this Security Znstrumen� �s on a Ieasehold, Borro�er shall comply �ith all the provisions of�he lease. Zf
<br /> Borro�er acqu�res fee����e�o�he Property, the leasehold and�he fee title sha11 not merge unless Lender agrees
<br /> to�he merger�n�riting.
<br /> 1�. Mor�gage In�urance. If Lender required Mortgage Insurance as a condi�ion of making �he Loan,
<br /> Borro�er sha�I pay the premiums requ�red �o ma�n�ain�he Mortgage �nsurance in effect. Zf, for any reason, the
<br /> Mortgage Insurance co�erage required by Lender ceases to be available from the mort�age insurer that
<br /> previously prov�ded such insurance and Borro�er �as required to make separately designa�ed payments
<br /> to�ard the prem�ums for Mortgage Znsurance, Borro�er shall pay the premiums required �o obtain co�erage
<br /> substantially equi�alent to the Mortgage Insurance prev�ously in effec�, at a cost substantially equ��alent to the
<br /> cost to Borro�er of the Mortgage Insurance previously in effec�, from an al�ernate mortgage �nsurer selected
<br /> by Lender. If substantially equivalent Mortgage Insurance co�erage is not a�ailable, Borro�er shall continue
<br /> to pay to Lender the amount of the separately des�gnated payments tha� �ere due �hen the insurance coverage
<br /> ceased to be in effect. Lender �ill accept, use and retain �hese paymen�s as a non-refundable �oss reserve in
<br /> lieu of Mor�gage Insurance. Such �oss reser�e shall be non-refundable, not�ithstanding the fact that the Loan
<br /> 15 ultimately paid in full, and Lender shall not be required �o pay �3orro�er any interest or earnings on such
<br /> loss reserve. Lender can no ionger require �oss reserve payments if Mortgage Insuran�e coverage ��n the
<br /> amount and for the period that Lender requires} provided by an insurer selected by Lender again becomes
<br /> available, is obtained, and Lender requires separately designated paymen�s to�ard the premiums for Mortgage
<br /> Znsurance. If Lender required Mortgage Insurance as a condit�on of making the Loan and Borro�er �as
<br /> required �o make separa�ely designated payments to�ard�he premiums for Mortgage Insurance, Borro�er shall
