Rev. <br />Stat. 76 -201): <br />LOT TWO (2), IN WALKER'S SUBDIVISION, AN ADDIITON TO THE CITY OF GRAND <br />ISLAND, HALL COUNTY, NEBRASKA. <br />(1) It warrants that it will defend the title to the above real estate <br />against the lawful claims of all persons claiming by, through and <br />under grantor, but not otherwise; <br />(2) That the real estate is free from encumbrances, except easements, <br />restrictions, reservations, and covenants of record; and <br />(3) By accepting this Special Warranty Deed, grantee acknowledges that <br />he has had adequate opportunity to inspect the property conveyed <br />herein as well as all improvements located thereon. Except as <br />specifically set forth in this Special Warranty Deed this conveyance <br />is made without warranty or representation, either express or implied <br />and is on an "AS IS" and "WHERE IS" basis. <br />
