<br />THIS INDENTURE, given this dT Day of May, 2000, by GARY J. BROUILLETTE,
<br />Trustee of the Dorothy T. Spelts Revocable Trust dated April 5, 1997 ( "Grantor "), to FRANK
<br />DOUGLAS GROSCH and KORLYN D. GROSCH, husband and wife ( "Grantees ").
<br />WITNESSETH: that Grantor, in consideration of the sum of Ten Dollars ($10.00) and other
<br />valuable consideration, the receipt of which is hereby acknowledge, does by these presents, GRANT,
<br />BARGAIN, SELL and CONVEY unto Grantees, as joint tenants with the right of survivorship, all of the
<br />following described real estate, situated in Hall County, Nebraska, to -wit:
<br />Lot Nine (9) Brentwood Third Subdivision in the City of Grand Island, Hall
<br />County, Nebraska.
<br />TO HAVE AND TO HOLD THE SAME, together with all and singular the tenements,
<br />hereditaments and appurtenances thereunto belonging or in any wise appertaining, forever, Grantor does
<br />hereby covenant, promise and agree to and with Grantees that at the delivery of these presents he is
<br />lawfully seized in his own right of an absolute and indefeasible estate of inheritance, in fee simple, of and
<br />in all and singular the above granted and described premises, with the appurtenances, that the same are
<br />free, clear, discharged and unencumbered of and from all former and other grants, titles, charges, estates,
<br />judgments, taxes, assessments and encumbrances, of what nature or kind soever: and that he will warrant
<br />and forever defend the same unto Grantees, their heirs and assigns, against Grantor, and all and every
<br />person or persons whomsoever, lawfully claiming or to claim the same.
<br />Grantor's liability under this Deed with respect to any covenants or warranties is specifically
<br />limited to the assets of the trust estate held by Grantor as Trustees under the aforesaid Trust, created by
<br />Dorothy T. Spelts under her Revocable Trust dated April 5, 1997. This Deed is executed pursuant to the
<br />powers conferred by the aforesaid Trust, which remains in full force and effect as of the date of this Deed.
