<br /> �eed vf Trust,the Note❑r in any��the Related Documents.
<br /> De�auEt on�th�r Payments. Failure❑�F Trustor within the time required by this Deed of Trust to make any payment
<br /> �vr�axes or insurance, or any ather payment necessary ta pre�ent filing of or tv effect discharge a�any lien.
<br /> False S�a�ements. Any warran�y, representa�ion or sta�ement made ar #urnished to Lender by Trus�ar or �n
<br /> Trusfior's behal� under fihis Deed of Trust or�he Rela�ed Do�uments is �alse or misleading in any material respect,
<br /> either now ar at�he�ime made or�urnished or becames fa�se❑r misleading at any time thereaf�er.
<br /> ❑e�ectiWe Calla�eraliza�ion. This aeed of Trust or any of �he Related Dacuments ceases t❑ be in full force and
<br /> effecf �including �ailure ❑f any collaterai document�o crea�e a �alid and per�e�ted security interesfi vr �ien} at any
<br /> time and for any reason.
<br /> Insvlven�y. The dissvlufiion ❑r terminatian ❑�Trustor's �xistence as a going business, fihe insolven�y ❑f Trustor,
<br /> �he appoin�ment of a re�eiver for any part ❑�F Trustvr's property, any assignmen�t for the benefit ❑f creditars, any
<br /> type at credi�ar wvrkoufi, or the commencement❑f any pro�eeding under any bankrup�cy or insofvency laws by or
<br /> against Trus�or.
<br /> Credi�or or Forfei�ure Praceedings. Cammencemen� of �oreclosure or �arfeiture proceedings, whe�her by judi�ia�
<br /> proceeding, self-help, repossessi�n or any ofiher me�hvd, hy any creditor of Trus�or or by any go�ernmentai agency
<br /> against any proper�y securing �he lndebtedness. This includes a garnishment �f any �f Trustvr's accounts,
<br /> including depasit accounts, with Lender. Howe�er, this EWent of De�ault shall not apply i� the�-e is a good faith
<br /> dispu�e by Trustar as ta the �alidi�ty ❑r reasonabl�ness of the claim which is the basis o#the credito� or�orfeiture
<br /> pro�eeding and if Trustor gi�es Lender written not�ce ❑f �he credi��r or ��rfiei�ur� proceeding and depvsits with
<br /> Lender mvnies or a surety bond for the credi�or❑r fvrfeiture prv�eeding, in an amvun�determined by L�nder, in its
<br /> sole discretion, as being an adequa�e reser�e or bvnd�vr�he dispute.
<br /> Breach vf ather Agreement. Any hr�ach by Trus�or under-�he�erms v�any vther agreemen�betv►reen Trustor and
<br /> Lender thafi is n�t remedied within any grace period prv�ided therein, including withvu� limi�a�ivn any agreement
<br /> concerning any indebtedness ar o�her ab�igation❑f Trustar t❑ Lend�r,whether exis�ing now or later.
<br /> E�en#s Affecting Guarantor. Any o�the preceding e�en�s ❑ccurs wi�h respe�t tfl any guarantnr, endvrser, surety,
<br /> ❑r accvmmadation party ❑� any o�the lndebtedness ❑r any guaranfior, endorser, sure�y, vr accommodation par�y
<br /> dies or becomes incompetent, ❑r re�okes or dispu�es the �alidity of, ar liability under, any Guaranty of the
<br /> Indebtedness.
<br /> Ad�erse Change. A materia! ad�erse change ❑��urs in Trustor's financial conditian, or Lende� believes �he
<br /> prvspe��o�payment or perfarmance o�the Indeb�k�dness is impaired.
<br /> Insecuri�y. Lender in good faith bel�eves i�se[f insecure.
<br /> Exis�ing lndehtedness. The payment o�any installment ❑f principa� or any in�eres�t ❑n the Existing lndebtedness is
<br /> not made within the�ime requir-ed by�he pramissory no�e e�idencing such indehtedness, �r a default�c�urs under
<br /> the instrument securing such indebtedness and is nat cured during any applical�le grac� periad in such instrument,
<br /> vr any suit or ather action is commenced to fareclase any exis�ing Eien on the Praperty.
