Lender may enter upon the Pr�perty ta maintain the Property and keep the sam� in repair; <br /> to pay the costs thereof and vf a�! ser�ices of ali employees, including their equipment, and of all �ontinuing casts <br /> and �xpenses of maintaining the Property in proper repair and �ondition, and also to pay all taxes, assessments and <br /> wa��r utilities, and th� p�emiums vn �tre and other insurance effected by Lender on the Prop�rty. <br /> Compliance with Laws. Lender may dv any and ali things ta execute and comply with the laws of the State af <br /> Nebraska and alsv all other iaws, ru�es, ❑rders, ardinances and requirements ❑f a�f other g��ernmental agen�ies <br /> affecting the Property. <br /> Lease the Property. Lender may rent or leas� the whale or any part of the Property far such term ar terms and �n <br /> su�h canditians as Lender may deem appropriat�. <br /> Employ Agents. Lender may engage such agent or agents as Lende� may de�m appropriate, either in Lender's <br /> name or in Granta�'s name, ta rent and manage the Praperty, including th� collectian and applicativn �f Rents. <br /> �ther Acts. Lender may do all such other things and acts with respe�t t� the Property as Lender may deem <br /> appropriate and may ac� exciusi��ly and solely in the place and stead of Grantor and tfl ha�e all of the pawers af <br /> Grantar for the purpnses stated aba�e. <br /> Na Requirem�nt to Act. Lender shall not be r�quired to do any af the foregoing acts ar things, and the fact that <br /> Lender shali ha�e per�armed one �r mare ot the toregoing acts or things shalf not require Lender to da any other <br /> specific act vr thin�. <br /> APPLICATIDN DF RENTS. All costs and expenses incurred by Lender in connectian with the Property shall be for <br /> Grantor's accaunt and Lender may pay such costs and expens�s fram the Rents. Lender, in its sale discretion, shail <br /> determine the applicatian of any and all F��nts re�ei�ed hy it; howe�er, any such Rents recei�ed by Lender which are <br /> n�t appli�d t❑ such C�5t5 and expenses shall be applied ta the Indebtedness. Aii expendi�ures made by Lender under <br /> this Assignment and nat reimbursed fr�m the Rents shall b�cnme a part of th� Indebtedness se�ured by this <br /> Assignment, and shall he payab�e on demand, with interest at the Note rat� from date ot expenditure until paid. <br /> FULL PERF�RMANCE.
