<br /> Hazardous 5ubstances. The wvrds "Ha�ardous Substances" mean materia�s that, because af their quantity,
<br /> concentration ❑r physical, chemical ar infe�tiaus characteristics, may cause or pase a present ar potential hazard
<br /> to human health or the en�ironment wh�n improperly used, treated, stored, disposed �#, generated, manufactured,
<br /> transported or ❑therwise handled, The words "Hazardous Su�stances" are used in their �ery broadest sense and
<br /> include without limitation any and all hazardous or toxic substances, materials or waste as defined by vr listed
<br /> under the En�ironmenral Laws. The term "Hazardaus Substances" alsv includes, withaut limitatian, petroleum and
<br /> petroleum by-products or any fraction thereaf and asbestos.
<br /> lmpra�ements. The word "Impro�ements" means all existing and futur� impro�ements, buildings, structures,
<br /> mobile hames affixed on the Real Property, fa�t��ties, additions, repla�ements and ath�r ct�nstru�tion ❑n the Real
<br /> Pr�perty.
<br /> Indebtedness. The word "Indebtedness" means all principal, interest, and other amvunts, costs and expenses
<br /> payab�e under the Note or Re�ated Dacuments, together with all renewa�s af, ext�nsions af, modifiCatians ❑f,
<br /> consolidations of and substitutians #or the Note or Related Do�uments and any amounts expended ar ad�anced by
<br /> Lender to discharge Trustor's ❑bligatians or expenses incurred by Trustee or Lender to enfor�e Trustar's
<br /> vbligativns undet� this ❑eed of Trust, together with interest on such amounts as prv��ded in th�s Deed af Trust.
<br /> Spe�ifically, without limitation, Indebtedn�ss includes the futur� ad�ances set forth in the Future Ad�ances

<br /> property now or hereafter ❑wned by Trustor, and naw ar herea�ter attached or a�fixed to the Rea� Property;
<br /> t�gether with all accessians, parts, and additions tv, all replacements of, and a�l substitutions ft�r, any ❑t such
<br /> pr�perty; and tvgether wi�h ai� prviceeds �including without limitation all insurance proceeds and refunds �f

<br /> Property. The word "Property" means co!le�ti�ely the Real Property and the Personal Pr�perty.
<br /> Real Property. The words "Real Property" mean the real property, interests and rights, as further described in this
<br /> Deed ❑f Trust.
<br /> Related ❑ocumen#s. The words "Reiated Documents" mean ai� promissary notes, credit agreements, ioan
<br /> agreements, en�ironmental agreements, guaran�ies, security agreements, mortgages, d�eds ❑f trus�, security
<br /> deeds, collateral mortgages, and all vth�r instruments, agreements and documents, whether nvw ar hereafter
<br /> existing, executed in connection with the Indebtedness.
<br /> Rents. The word "Rents" means all present and future rent�, r��enues, income, issues, �oyaities, profits, and
<br /> other bene�its deri�ed fr�m the Property.
<br /> Trus#ee. The word "Trust�e" means Fi�e Points Bank, whvs� address is P.� Box 15�7, Grand Is�and, NE
<br /> 6H8D2-15�7 and any su�stitute ❑r succ�ssar trustees.
<br /> T�ustor. The word "Trustor" means J�SHUA M VANCE and JOHANNA E VAN�E.
