<br /> IVuisance, Wast�. 'I"rus�ar sha�! na� cause, conr�u�t or p�rmi� any nuisance nor commi�r permit, ar suffer any
<br /> stripping of ❑r waste ❑n or t❑ the Pr�opert� or any portion of the Property. Without limiting the generality o�the
<br /> foregaing, Trustor wi11 nnt remo�e, or grant to any other party the right to remo�er any timber� minerals {inc�uding
<br /> oiI and gas}� caal, clay,scoria�soi�, gra�e�❑r rack produ�ts wi�hout Lender's priar written consent.
<br /> RemavaI of lmprovements. Trustor slzall not demofish or remove any Imp�o�ements from the Real Property wi�h�ut
<br /> Lender;s pria�-written consent. As a condit�on to the remo�al a�F any impra��ment�� Lender may require Trustor�o
<br /> make arrangements satis�ac�tory to Lender to replace such �mpro�ements with lmpr�vemen�s of at least equal
<br /> �alue.
<br /> LenderTs R�ght ta Enter. Lender and L�nder's agents and representatives may en�er upon the ReaI Property at a�I
<br /> reasonable times t❑ att�nd ta Lender`s interest� and ta inspe�� th� Rea� Prop�rty for purpo�e� of Trustorrs
<br /> compiiance with the terms and conditions of this Deed o-�Trus�.
<br /> GompIiance with Go�ernmentat Requirements. Trustar shal� promptly comp[y with aII Iaws, ordinancesr and
<br /> reguIa�ians, now or hereafter in effect, of all gavernmental authorities applicable to th� u�e or ❑ccupancy of�he
<br /> Prap�rty. Trustvr may contest in good fai�h any such Iaw, ardin�nce, or re�ulatian and withhald compiiance during
<br /> any proceeding, including appropr�ate appeals, sv long as Trustor has notified Lende� in writing priar tn doing so
<br /> and s❑ long as. in Lender's sole❑pinian, Lender�s interests in the Property are no�jeopardized. Lender may require
<br /> Trustvr to post ad�quate security or a surety bond, reasanably satis�actary to Lender,to pratect Lender's in�erest.
<br /> Duty to Protect. Trustor agrees neither�o abandon �r Iea�e unattended th� Prvperry. Trustor shaii do aII ather
<br /> a�ts, in addition to those acts set forth abo�e in this sectivn,which frvm the character and use of the Property are
<br /> reasonabIy necessary to prote�t and preserve the Praperty.
<br /> DUE Cltl�SALE- C�NSENT BY LENDER, Lender may, at Lender's �ptionr decfare immedia#eIy due and payab[e a��sums
<br /> secured by�his ❑eed of Trust upon the sale ot tr�nsfer. withaut Lender's prior written consent, ❑t afl or any part ot the

<br /> sha�I maintain the Proper�ty f�ee a�a�I tzens havin� priarity aver or equaf to�he snterest ot L.ender under�his Deed o#
<br /> Trust, except �or the lien vf ta�es and assessmen�s no� due, except for the Existing Indebtedness refe��ed to
<br /> be�ow, and except as otherwis�pro�ided in�his❑eed o-�Trust.
<br /> Right to Contest. Trustar may withhold paymen�ot any tax, assessment, vr claim in connection with a good faith
<br /> dispute aver th� obligatian to pay, so Iong as Lender's interest in�he Praperty fs not jeopa�dized. If a �4en arises ar
<br /> is fiiled as a resu�t of nvnpaymentr Trus�or shall within �ifteen {7 5} days afiter the Iien arises or, if a lien is fi�ed{

<br /> Evidence af Payment. Trustor shaII upan demand furnish to Lender satisfactory evidence v�p�yment❑f the�axes
<br /> ❑r assessments and shaII authvrize�he apprapriate go�ernmental official to del�ver to Lender a�any�ime a written
<br /> statement o�the taxes and assessmen�s against the Properry.
<br /> Noti�e of Ganstructian. Trustar shall natify Lender at Ieast fifteen (15� days befa�e any wQrk is commenced, �ny
<br /> servic�s are furnished, ar any materials are supplied to�he Property, �f any mechanic�s llen, materialmen's lien, ❑r
<br /> o�h�r iien could be asserted on accoun� ❑f the work, services� or materials and the cvst exceeds $7,��D.DD.
<br /> Trustar�rviII upon request of tender furnish to Lender ad�ance assurances satisfactory to Lender that Trustor �an
<br /> and wilI pay the cost❑f�uch impro�ements.
<br /> PR�PERTY DANlAGF INSURANCE. The fvIIowing pro�isions reIat�ng �v insuring the Property are a part o�F this Deed of
<br /> Trust.
<br /> Maintenan�e of Insurance. Trustar shall procure and main�ain poIicies af fire insurance with standard ex�ended
