Rev. Stat. Sections 76 -3401 through 76 -3423 <br />Hope E. Nelsen and Justin Nelsen, wife and husband, as owners, transfers on death of owners to <br />Donald Hanquist and Ann Hanquist, husband and wife, as grantee beneficiaries, the property legally <br />described as follows: <br />Lot One (1), Jack Voss Horse Country Club Fourth Subdivision, in the <br />City of Grand Island, Hall County, Nebraska. <br />This Transfer on Death Deed is revocable. It does not transfer any ownership until the death of <br />the owner. It revokes all prior beneficiary designations by the owner for this interest in real estate. <br />Pursuant to the Nebraska Uniform Real Estate Transfer on Death Deed Act, Neb. Rev. Statute <br />sections 76 -3401 through 76 -3423, <br />Warnings: The Transfer on Death Deed is: <br />a. Subject to inheritance taxation; <br />b. Designated beneficiary is the person liable for medicaid reimbursement and for <br />claims against transferor's estate; <br />c. HHS may require revocation to maintain qualification for Medicaid; <br />d. Defect in wording of warnings does not invalidate deed; <br />e. This transfer on death deed must be recorded with the Register of Deeds before <br />transferor's death and within 30 days of being executed. <br />We, Hope E. Nelsen and Justin Nelsen, wife and husband, the transferors, sign our names to this <br />instrument this 7 day of rtir 2017, and being first duly sworn, do hereby declare to the undersigned <br />authority that we sign and execute this transfer on death deed to transfer our interest in the described real <br />property and that we sign it willingly or willingly direct another to sign for us, that we execute it as our free <br />and voluntary act for the purposes therein expressed, that we are eighteen years of age or older or are not at <br />this time minors, and that we are of sound mind and under no constraint or undue influence. <br />We, Aik5an? a, , Kand lannc ( L// eY, the witnesses, sign our names to this instrument, <br />being first duly sworn, and do hereby declare to the undersigned authority that the transferors sign and <br />execute this transfer on death deed to transfer their interest in the described real property and that they sign <br />it willingly or willingly direct another to sign for them, and that they execute it as their free and voluntary <br />act for the purposes therein expressed, and that each of us, in the presence and hearing of the transferor, <br />hereby signs this deed as witness to the transferors signing, and that to the best of their knowledge the <br />transferors are eighteen years of age or older o, are not at this time a minor and the transferors are of sound <br />mind and under no constraint or undue influence. <br />STATE OF NEBRASKA ) <br />) ss: <br />COUNTY OF HALL <br />SUBSCRIBED, sworn to, and acknowledged before me by Hope E.
