Rev. Stat. Sections 76 -3401 through 76 -3423 Hope E. Nelsen and Justin Nelsen, wife and husband, as owners, transfers on death of owners to Donald Hanquist and Ann Hanquist, husband and wife, as grantee beneficiaries, the property legally described as follows: Lot One (1), Jack Voss Horse Country Club Fourth Subdivision, in the City of Grand Island, Hall County, Nebraska. This Transfer on Death Deed is revocable. It does not transfer any ownership until the death of the owner. It revokes all prior beneficiary designations by the owner for this interest in real estate. Pursuant to the Nebraska Uniform Real Estate Transfer on Death Deed Act, Neb. Rev. Statute sections 76 -3401 through 76 -3423, Warnings: The Transfer on Death Deed is: a. Subject to inheritance taxation; b. Designated beneficiary is the person liable for medicaid reimbursement and for claims against transferor's estate; c. HHS may require revocation to maintain qualification for Medicaid; d. Defect in wording of warnings does not invalidate deed; e. This transfer on death deed must be recorded with the Register of Deeds before transferor's death and within 30 days of being executed. We, Hope E.
