ARENDS, JR., joined in by his wife MARILYN ARENDS, and TIMOTHY R.. <br />ARENDS, joined in by his wife MARY ARENDS, and KAREN A. METTENBRINK, joined by her <br />husband THOMAS P. METTENBRINK, GRANTORS, in consideration of ONE DOLLAR ($1.00) and <br />other valuable consideration, receipt of which is hereby acknowledged, conveys to GRANTEES, <br />KAREN A. METTENBRINK and THOMAS P. METTENBRINK, wife and husband, as joint tenants, <br />with rights of survivorship, and not as tenants -in- common, the following described real estate in Hall <br />County, Nebraska (as defined in Neb.Rev.Stat. 76 -201): <br />All of the Grantors undivided interest in: <br />Lot One (1), Shady Lane Subdivision, Hall County, Nebraska, excepting certain tracts <br />more particularly described in Survivorship Warranty Deed recorded as Document No. <br />88- 104389 and Joint Tenancy Warranty Deed recorded as Document No. 94- <br />108912. AND <br />Part of Lot Three (3), Shady Lane Subdivision, Hall County, Nebraska and more <br />particularly described as follows; Beginning at the northwest corner of said Lot 3; <br />thence easterly, along and upon the north fine of said Lot 3, a distance of Eighty (80.0) <br />feet; thence southerly, a distance of One Hundred Twenty One and One Tenth (121.1) <br />feet to a point on the south line of said Lot 3; said point being Eighty (80.0) feet <br />(measured along the south line of said Lot 3 and its prolongation) east of the west line <br />of said Lot 3; thence Westerly, along and upon the south line of said Lot 3 and its <br />prolongation, a distance of eighty (80.0) feet to a point on the west line of said Lot 3, <br />said point being Thirty One and Sixty Eight Hundredths (31.68) feet north of the most <br />southwesterly corner of said Lot 3; thence northerly, along and upon the west line of <br />said Lot 3, a distance of One Hundred Seventeen and Sixty One Hundredths (117.61) <br />feet to the point of beginning. <br />(1) are lawfully seised of such real estate and that it is free from encumbrances except <br />easements, restrictions of record and public road right -of -way; <br />(2) have legal power and lawful authority to convey the same; <br />(3) warrant and will defend the title to the real estate against the lawful claims of all persons. <br />Executed: /- 7 , 2017. <br />THOMAS P.
