<br /> LENDER'S R�GHT T� RECEIVE AND CQLLECT RENTS. Lender shall ha�e the righ� at any time, and eWen thvugh no

<br /> necessary fvr the protection of �he Property, including su�h p�oceedings as may be necessary ta reco�er
<br /> passession o��he Proper�y; collecfi the Rents and remo�e any�enan�or tenants ar other persons from the Prvper�y.
<br /> Maintain the Prvperty. Lender may enter upan the Praperty to main�ain the Praperty and keep-�he same in repair;
<br /> �o pay�he �vs�s thereof and of a11 ser�ices of all employees, including their equipment, and of a!E canfiinuing cosfis
<br /> and expenses o�mainfiaining�he Prvperty in proper repair and candition, and also tv pay all taxes, ass�ssments and
<br /> wa�er utili�ies, and the premiums ❑n��re and o�her�nsurance effe��ed hy Lender on the Property.
<br /> Cvmplian�e wi�h Laws. Lender may d❑ any and all things fia exe�ute and camply with the laws of �the 5tate ❑f
<br /> Nebraska and also aif other laws, rules, orders, ordEnan�es and requirements af a!� other go�ernmental agen�ies
<br /> a��ec�ing the Property.
<br /> Lease�he Prvper�y. Lender may rent a� Eease the whole ❑r any part vf the Prvperty�or such term or terms and �n
<br /> such conditi�ns as Lender may de�m appropriate.
<br /> Empioy Agents, Lender may engage such agent ar agents as Lender may deem apprap�iafie, either in Lender's
<br /> nam�or in Grantor's name,tv renfi and manage the Property, inc�uding the ca[lection and applicatian❑f Rents.
<br /> ��her Acfis. Lender may do all such other things and ac�s wEth respeGt �o the Proper�y as Lender may deem
<br /> appropriate and may a�t exclusi�ely and sa�e�y in the pla�e and s�ead ❑� Grantor and to ha�e a!f of the powers ❑f
<br /> G rantor for�he purposes s�a�ed abo�e.
<br /> No Requiremen�ta I�ct. Lender shall nv� be requ�red to do any of the �oregaing ac�s vr things, and the fa��that
<br /> Lender shall ha�e perfvrmed one vr more of�he f�regoing a��s or�hings shall nvt requFre Lender�o do any other
<br /> specific act ar thing.
<br /> APPL�CATI�N DF RENTS. A�f costs and expenses in�urred by Lender in connectian with the Property shall be for
<br /> Grantor's accaunt and Lender may pay such costs and expenses frvm the Rents. L�nder, in i�s sofe discretion, shal!
<br /> determine the appfication ❑� any and afI Rents recei�ed by it; howe�er, any su�h Rents recei�ed by Lender which are
<br /> not applied fiv such cvsts and expenses shal[ be applied to the Indebtedness. All expenditures made hy Lender under
<br /> this Assignment and not reimbursed frvm �he Ren�s shall be�ome a part ❑f the lndebtedness secured by this
<br /> Assignmen�, and shall �e payable on demand, wi�th inter�st at the Note �-ate�rvm date of expendi�ure un�il paid.
<br /> FULL PERF�RMANCE, if Grantor pays all �� the lndebtedness wh�n due and otherwise performs al� the ❑bligations
<br /> imposed upon G�antor under this Assignment,the Nvte, and�he Related Dvcuments, Lender shall execu�e and deliver�o
<br /> Gran�or a suitable satisfaction af this Assignmen�and suitable statements o�f terminatian a�any financing sta�emen��n
<br /> file eWidencing Lend�r's security in�erest in th� Rents and the Property. Any termina�kion fee required by law shall be
<br /> paid by G�-an�or, i�permifited by applicabfe law.
