Meier andTeri L. Meier, husband <br />and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable <br />consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and <br />confirm unto Nelson R. Winkel and Anne Troyer Winkel, as joint tenants with right of survivorship, <br />and not as tenants in common, conveys to Grantee the following described real property in Hall County, <br />NE: <br />A tract of land comprising a part of the North Half of the Southwest Quarter (N1 /2SW1 /4) of Section Four <br />(4), Township Nine (9) North, Range Eleven (11) West of the 6th P.M., Hall County, Nebraska, and more <br />particularly described as follows: <br />Beginning at the southwest corner of said North Half of the Southwest Quarter (N1 /2SW1 /4); thence running <br />northerly, along and upon the west line of said North Half of the Southwest Quarter (N1 /2SW1/4) a distance <br />of Five Hundred One and Sixty Seven Hundredths (501.67) Feet; thence deflecting right 89 °27'28" and <br />running easterly, a distance of Four Hundred Twelve and Sixty Eight Hundredths (412.68) Feet; thence <br />deflecting right 90 °28'48" and running southerly, a distance of Four Hundred Three and Forty Six <br />Hundredths (403.46) Feet; thence deflecting left 89 °43'52" and running easterly, a distance of Two Thousand <br />Two Hundred Twenty Eight and Forty Seven Hundredths (2,228.47) Feet to a point on the east line of said <br />North Half of the Southwest Quarter (N1 /2SW1 /4); thence deflecting right 89 °47'09" and running southerly, <br />along and upon the east line of said North Half of the Southwest Quarter (N1 /2SW1/4), a distance of One <br />Hundred Six and Forty Six Hundredths (106.46) Feet to the southeast corner of said North Half of the <br />Southwest Quarter (N1 /2SW1/4); thence deflecting right 90 °16'34" and running westerly, along and upon the <br />south line of said North Half of the Southwest Quarter (N1 /2SW1 /4), a distance of Two Thousand Six <br />Hundred Forty One and Six Tenths (2,641.60) Feet to the point of beginning. <br />6 <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />
