<br /> Subsequ�nt Taxes. [f �ny �ax to wh�ch this sec�ion applies is �nacted subsequent �o the date ofi this Deed of
<br /> Trus�, this e�en� shall F�a�e the same e��ect as an E�ent vf Default, and Lender may ex�rcise any or all of its

<br /> becomes delinquent, or ��� contests the tax as prv�ided at�o�e in the Taxes and Liens section and deposi�s with

<br /> SE�URlTY AGREEIVIENT; FI�ANCING STATEMENTS. The �oilowing pro�isions relating �❑ �his Deed a� T�ust as a
<br /> security agreem�nt are a part of�his Deed of Trust:
<br /> Securi�y Agreement. T�iis ins�rumen� shall canstitute a Security Agr��ment to fihe exten� any vf the Property

<br /> 5��urity fn#erest. Upon request by Lender, Trus�vr shall take whate�er a�tion is requested by Lender to perfect
<br /> and continue Lender's security interest in the Rents and Personal Proper�y. ln addition to reco�ding �his D�ed of
<br /> Trust in the real prvperty recvrds, Lender may, a� any time and wi�hout further auth�rizatian from Trus�or, file
<br /> executed caunte�par�s, b�vpies or reproductions o� �his Deed o� Trust as a financing statement. Trustor shall
<br /> reimburse L�nder for all �xpenses incurred in perfecting or can�inuing this secur�ty interes�. Upon defauft, Trustor
<br /> shall nofi remo�e, se�er �r detach the Personal Property from �he Pr�perty. �Jpon defau�t, Trustor shall assemb��
<br /> any P�rsvnal Property n�t a�fixed t� the Proper�y in a manner and at a place reasvnab�y con�enient to Trustor and
<br /> Lender and make i� a�ai able to L�nde� within three {3} days after receip� of written demand from Lender tv the
<br /> extent p�rmitted by appli�able faw.
<br /> Addresses. The mailin� addresses of Trust�r {de�tar� and Lender �secured party} from which in�ormat�an
<br /> concerning the security interest gran�ed hy this Deed af Trust may be ohtained �each as required by th� Uni�arm
<br /> Cvmmercial Codey ar� as stat�d on�he firs�page�f this ❑eed of Trust.
<br /> FURTHER ASSURANCES; �,TTQRNEY-IN-FACT. The following pro�isivns relating to �u�ther assurances and
<br /> a�torney-in-�act a�� a par�of�is L]�ed of Trust:
<br /> Further Assurances. At�ny time, and fram time �o tim�, upon request of Lender, Trustor will mak�, execute and
<br /> deli�er, or will cause t❑ ��e made, executed or deli�ered, fiv Lender ar to Lender's designee, and when requested by
<br /> Lender, cause �� be fi�ec, recorded, refiled, or rerecorded, as �h� case may be, at such times and in su�h o��ices
<br /> and pla�es as Lender may deem appropriate, any and all such mortgages, deeds o�trust, security deeds, s�curity
<br /> agreem�nts, financ�ng s�atements, con�inuation statements, instruments of further assurance, cer�ificates, and
<br /> other documents as may, in the sol� opinian of Lender, be necessary or desirable in arder to efi�ectuate, complete,
<br /> per�ect, continue, ❑r prEser�e �1 f Trustor's obligatians under the No�e, this Deed of Trust, and the Rela�ed
<br /> ❑ocuments, and �2� tFe liens and secur�ty interests created by this [7eed of Trust as first and pr�or liens an �he
<br /> Proper�y, whether now �wned or her�after a�quired by Trustor. Unl�ss prnhi��ted by faw �r Lender agrees �o the
<br /> �ontrary in writing, Trustor shall reimburse Lender f�r all casts and exp�ns�s incu�red in �onnection with �he
<br /> matte�s referred ta in this para�raph.
<br /> Attorney-in-Fact. If Trustar #ai[s �o do any o�the things re�ferred tv in the preceding paragraph, Lender may do so
<br /> �or and in the name af Trustvr and at T�ustor's expense. For such purpases, Trus�or her�by irre��cahiy appoin�s
<br /> Lender as Trustor's attor�ey-in-fact�or the purpase of mak�ng, executing, de���ering, filing, recording, and daing all
<br /> othsr fihings as may be necessary or desirabfe, in Lender's sole opinion, to acc�mp��sh the ma�ters referred to �n
<br /> the preceding paragraph.
<br /> FULL PERFDRMANCE. If Trustor pays af[ th� Indehtedness, including without limitation all future ad�anc�s, wh�n due,
<br /> and otherwise per�orms all tr.e vbligations imposed upon Trustar under this Deed o� Trust, Lender shalf �xecute and
<br /> deli�er to Trus�tee a request for full recon�eyance and shaff execute and deli��r t❑ Trustar suitable statements o�
<br /> terminativn af any financing statement vn file e�iden�ing Lender's s�curity interest in the Rents and the Persona�
<br /> Property. Any recon�eyance�ee required by law shall be paid by Trus�or, if permitt�d by appficable law.
<br /> EVENTS �F DEFAULT. EaCh of#he fol�owing, at L�nder's option, sha11 cons�i�ute an E�ent of Defauft under this Deed
<br /> of Trust:
<br /> Payment Default. Trustor�ai�s to make any payment wh�n due under#he lndebtedness.
<br /> [�ther Defaul#s. Trustor fails to c�mply wifih vr �v perform any o�her term, obliga�ion, co�enant or cvndi�ion
<br /> contained in th�s aeed vf Trust or in any of the Re�ated Documents or to �vmply wi�h or to perform any term,
<br /> abliga�ion, co�enant vr condi�ion contained in any other agreemenfi betwe�n Lender and Trustvr.
<br /> Campliance Defau�t. Fai�ure ta comply v►rith any other term, obfigation, c��enant o� cand�tion contained in this
<br /> Deed o�Trust, th� Note cr in any o�fi the Rela�ed Dvcuments.
<br /> ❑efault on Other Payments. Failure o�Trustor wi�hin the time required hy this Deed of Trust ta make any payment
<br /> #or tax�s or insurance, or any other payment ne�essary�a pre�ent filing of or�o effect discharge of any li�n.
<br /> D�fault in FaWvr vf Th�rd Parties. Should Grantor defaul� under any loan, extensivn �f credit, secur�ty agreement,
<br /> purchas� vr sales agreement, or any vther ag�-eement, in �a�or af any o�her �reditor or person that may materially
<br /> affect any vf Grantor's property nr �rantor's ability to repay the Indebtedness or Grantor's abi�ity to perfarm
<br /> Grant�r's�bligations under this C]e�d o���ust or any a#the Rela�ed Documents.
<br /> Fa�se 5ta�emen�s. Any warranty, representation o� sta�ement made ar furnished tv Lender by Trustar or �n
<br /> Trustor's behal� under th s Deed of Trust v��he Reiated ❑ocuments is false or misleading in any mater�al r�spe��,
